TENANT SIGN CRITERIA
Wall Siqnaqe - In line or End Cap Tenant
The Landlord's written approval of Tenant's sign shop drawings shall be required prior to the
commencement of the Tenant's store construction or the installation of any exterior signage. The
Landlord reserves the right to disapprove any sign design that, in the opinion of the Landlord,
does not comply with these requirements.
Irrespective of the following or Landlord's approval, Tenant takes full responsibility, too, for
making sure that Tenant's sign conforms to all state, municipal and local laws and ordinances
The installation of Tenant's sign and providing power to the sign is the responsibility of the Tenant
and Tenant agrees to do so in compliance with all appropriate building and electrical codes. Any
damage to the Shopping Center caused by the installation of the Tenant's sign shall be the
responsibility of the Tenant and Tenant hereby indemnified and agrees to protect and defend
Landlord from any and all liability connected with the sign installation.
All attachment devices, wiring, clips, transformers, lamps, tubes and other mechanisms required
for signs shall be with non-corrosive fasteners and shall be concealed.
Number Allowed:
One (1) per store front, per Tenant or additional as provided by
Landlord and allowed by Carmel Sign Ordinance.
Maximum Size:
As allowed by Carmel Sign Ordinance
Installation:
The sign can be no closer than two (2) feet to the demising lines
of the storefront and shall be centered.
Style:
Individual internally illuminated channel letters in a dark bronze
box. Where fayade is brick, signs shall be mounted on raceways
to match color of brick; where fayade is stucco, signs shall be
flush mounted, wholly contained within the depth of the letter,
Light leaks from letters are not permitted. Sign company names
shall not be permitted or exposed to view on any sign or letter or
surface.
The following types of signs or sign components shall not be
perm itted.
1, Signs using moving or flashing lights
2 Signs using audible sound
3. Signs using exposed raceways, ballast boxes or
transformers
4. Signs using luminous vacuum-formed type letters, uncapped
plastic letters or letters without returns or with exposed
fasteners
5. Paper, cardboard, wood or painted signs, stickers or decals
on the storefront, or on or behind the storefront glass or
windows
6. Signs purporting to identify leased departments or
concessions contained within the Prem ises
7. Box or can type signs
8. Awnings or any decorations not originally installed by or
approved by Landlord
