No. W070251 Site I,ocation u The proposed project IS located on a tract of land at the west side of North Illinois Avenue and South of W. l03rrl Street. It is the House Investments property, which is in the Kite Spring Nlill U, LLC Business Park The site is part of the northwest y.; of Section 11, Township 17 North, Range 3 East, Hamilton County, Carmel, Indiana Proiect Description The proposed Project is to develop a parking lot and professional building on House Investments and a medical/dental office space to lease. The proposed disturbed area is approximately 1.18 acres of the existing House Investments 1.32-acre tract. The proposed building \vill consist of approximately 9,762 square feet. The proposed parking lot will drain the pervious and impervious ground into a proposed 258' long 5' wide flat bottom water quality vegetative swale wll1ch then drains into a forebay/silt trap, and then to the existing detention pond that The Schneider Engineering Corporation had designed for the entire drainage master plan for this business park. Existing Site Conditions u The total existing House Investments site lS 1.32-acres in the Kite Spring Mill II, LLC Business'Park. The Lot is entirely covered in grass or woods. The overall drainage for the Kite Springl'vlil1 II, LLC Business Park is collected into a storm infrastructure system that consists of stom1 piping and ponds. The storm system collects runoff from all of the commercial parcels and conveys the stann water lnto a central detention pond at the southern portion of the park. The storm water for the House Investments tract presently drains into the overall system at two locations. The eastern 50' portion along N. 111inois Avenue flows into the street - 3 - u inlets along the western portion of the business p8rk rond that now south into the detentio]] pond. The western portion generally f101\fS across the grass 8nd woods Lnto the existing detention pond located along the south property line of the subj eet tract. . Proposed Sit~ Development and Storm "Vater Syst~m The proposed drainage plan is to continue the use of the existing Kite Spring Mill n, LLC Business Park stann water infrastructure and detention system. Approximately 1.18 acres of the 1-32-acre site wi 11 be disturbed. The north and most of the east property line portion ofthe site w-i11 not be disturbed. The existing eastern 50' portion along N. Illinois Avenue will continue to drain into the existing roadside drain system. The majority of the remaining acreage will drain into and through the proposed water quality swale and fore bay before entering the existing detention pond along the southern property line. The following are runoff rates for the approved "Schneider" drainage calculations and developed conditions for the project.
