Docket No. 07050012 DP/ADLS: House Investments Office The applicant seeks siteplan/design approval for an office building. The site is located at 10250 N ILlinois St. and is zoned B~ I/Business. Filed by Mikc Hoff of Weihe Engineers, Inc. The petitioner seeks site plan and design approval for a one-story office building just southwest of the intersection of 103rd Strcet and Illinois Street. The site is adjacent to the Reserve at Springmill neighborhood. The building is one-story so that it does not tower over the neighbors, and serves as an appropriate transition to the taller office buildings to the east. The .office use is pellonfited. Please refer to the info packet for further detaiL DOCS concerns/comments: 1. The City Forester, Scott Brewer, has tentatively approved the landscape plan. He has met with Jim Anderson, and they have met with neighbors. The developer was going to make some concessions to the neighbors arid meet with their consultant. Scott has not received a final species plan yet. 2. Engineering Dept: The Department supports the approval of this project by the Plan Commission, provided that the petitioner understands that any outstanding Department of Engineering issues must be addressed in the final construction plans prior to approval by this Department. 3. DOCS has no outstanding issues with the projcct. 4. The petitioner should provide the status of the neighbors' input with the landscape plan. At the August 7 Special Studies committee meeting, the project was discussed and received a unanimous positive recommendation to the full plan commission. The site plan remains the samc. A BZA variance approval request for additional signagc will be heard at the August 27 Board of Zoning Appeals meeting. The Department of Community Services recommends that the Plan Commission approve this item, after all comments and concerns have been addressed.
