8. Docket No. 07050012 DP/ADLS: House Investments Office
The applicant seeks site plan/design approval for an office building. The site is located at 10250
N lllinois St. and is zoned B-lIBusiness. Filed by Mike Hoff of Weihe Engineers, Inc.
The petitioner seeks site plan and design approval for a one-story office building just southwest
of the intersection of 103rd Street and DIinois Street. The site is adjacent to the Reserve at
Springmill neighborhood. The building is one-story so that it does not tower over the neighbors,
and serves as an appropriate transition to the taller office buildings to the east. The office use is
permitted. Please refer to the info packet for further detail.
At the July 17 Plan Commission meeting, the petitioner noted that meetings were held with the
adjoining neighbors, and all concerns were addressed about lit signage, parking lot lighting, fence
maintenance, etc.
Some Plan Commission concerns/comments at the July 17 meeting were:
1. The drainage swale.
2. Make sure tree buffers are adequate, if there is a grade change with the adjacent site.
3. Thank you for the very thorough submittal.

DOCS concerns/comments:
1. The petitioner will need BZA variance approval for signage.
2. The City Forester, Scott Brewer, has tentatively approved the landscape plan. He will
meet with Jim Anderson on~site on the morning of Aug. 7.
3. Most of the Engineering Dep't comments are technical in nature and could be addressed
through final approval of the construction drawings. The Engineering Dept's major
concerns are related to thoroughfare plan improvements, dedication of right-of-way, and
access. The committee should ensure the petitioner acknowled1!es that access will be
limited to ri2ht-in/ri2:ht-out only. The Engineering Department has requested formal
dedication ofthe Thoroughfare Plan right-of-way to a width of 60- feet. The Engineering
Department has also requested the construction of the improvements stipulated by the
thoroughfare plan or a commitment equal to construct the same.
The Department of Community Services recommends that the Special Studies Committee
forward this project with a favorable recommendation to the full Plan Commission meeting
on August 21 after all comments and concerns have been addressed.
