7H. Docket No. 07070006 DP/ADLS: Weston Park, Blocl{ A (LA Fitness)
The applicant seeks site plan and design approval for 2 buildings on 10.14 acres.
The site is located southwest of 1061h St. and Michigan Rd. and is zoned l-I/Industrial
within the US 421 Overlay. Filed by John Turek or L A Fitness International, LLC.
The petitioner seeks site plan and design approval lor 2 building on 10.14 acres: however the primary
approval will be for the 42,025 square feet LA Fitness building on the southern portion of the site. The
17,750 square feet future retail building will come back before the Plan Commission at a later date for
ADLS/DP Amend approval. Two banks are loeatedjust east of this site. North of this site is Pearson Ford,
and south of this site are warehouses. West or this sitc is an industrial park. Please see the petitioner's
information packet for lull details.
The petitioner has submitted a very thorough application, and no variance approvals are being sought
from the BZA at this time. The project meets all the zoning requirements of the I-I /lndustrial district and
the US 421 Overlay.
DOCS concerns/comments:
I. The City Forester, Scott Brewer, needs a revised landscape plan. A Iso, they are still about 20
shade trees short of the ordinance requirement in their parking lot (interior planting requirement).
2. The petitioner should provide Hamilton County Highway Dept approval updates.
3. The petitioner should provide Hamilton County Surveyor's Office approval updates.
4. The petitioner has resolved all DOCS' concerns.
The Department of Community Services recommends the Plan Commission forward this item to
the Sept. 4 Special Studies Committee meeting for further review, if necessary.
