Docket No. 07080020 AOLS Amend: City Center at Penn (122nd Street & Penn) The applicant seeks approval for 6 new ground signs. The site is located at 1320 City Center Drive and is zoned B-3/Business. Filed by Fred Simmons of Simmons Architects, LLC. The petitioner is proposing 5 new ground signs for the proposed office building complex at the northeast comer of 122nd Street and Pennsylvania Ave. As it relates to the Ground Mounted Identification Signs, the petitioner has elected to eliminate the most easterly sign on City Center Drive as part of this ADLS Amendment Application, as of 8/28/2007. (Most likely, the petitioner will seek a Variance from the BZA in the future, for an additional ground sign, prior to the start of construction of Building 3.) The directory signs proposed for Building 2 and 3 meet the sign ordinance requirements. They are 20 sq. f1. in area and 4 ft. tall. This is what is aHowed per the Sign Ordinance. The Ground 1D signs are 34.5 sq. f1. of actual signage area, not including the structural supports. 75 sq. f1. is the maximum sign size allowed per the Sign Ordinance, so this sign is in compliance. Now that the 6th sign has been removed, a variance will not be required at this point in time for the number of signs. The petitioner will not be presenting wall signage at this time, as he is not able to commit to the size and locations, pending lease negotiations. However, for future reference, the square footage of the potential wall signs (2 per building) will be as follows: Building I: West elevation: 105 sq. fl. South elevation: I 00 sq. f1. Building 2: West elevation: 90 sq. ft. South elevation: 95 sq. f1. Building 3: West Elevation: 150 sq. f1. South Elevation: 90 sq. ft. Note: This item only requires final approval by this committee. The Department of Community Services recommends the Special Studies Committee approve the request after all comments and concerns have been addressed.
