We have received your packets and payment for Docket # 07080020 ADLS Amend 122nd and Penn. Thank you.
After further review, these are the Department's concerns and recommendations. I do not have a contact at Panatonni, so
if you could forward this email to that person as well, I'd appreciate it.
The directory signs proposed for Building 2 and 3 are fine. The Ground ID signs are ok in size. The problem is that you
are only allowed two, one per street frontage. However, we are willing to alloW the third one, if you can agree to "swap" it
with one of the wall signs that would be permitted for one of the buildings. Although we do understand that you may not be
able to commit to this yet, due to potential tenant agreements. If we are not able to make some commitment, a Variance
will be required for the additional sign.
This brings me to the department's concern: wall signage. We would prefer to see a complete sign package for the entire
complex, rather than having only ground signage now or individual buildings or tenants come back at a later time. If you
would prefer to table until a complete sign package can be established, that would be fine (and preferred) by the
department If not, we can go ahead with the ground signs as presented. But we would like to see another ADLS Amend
come through for all of the buildings. Based on the drawings submitted for the ground signs, I have determined the sizes
of all potential wall signs (2 per building).
Building 1:
West elevation: 105 sq. ft.
South elevation: 100 sq. ft.
Building 2:
West elevation: 90 sq. ft.
South elevation: 95 sq. ft.
Building 3:
West Elevation: 150 sq. ft.
South Elevation: 90 sq. ft.
I hope this helps you understand our position on the issue. Having an ADLS Amendment for a complex makes it very
easy for the tenant to simply come to me and get a sign permit, rather than having to do an ADLS Amend on their own.
Please let me know your plans for the rest of the development's signage.
