Ramona Hancock no later than NOON, Friday, July 6.
4. Proof of Notice will need to be received by this Department no later than Noon, Friday, July 13. Failure
to submit Proof of Notice by this time will result in the tabling of the petition.
5. These items will appear on the July 17 agenda of the Plan Commission (under "Public Hearings").
6. These items Will also appear on the August 7 agenda of the Plan Commission Special Studies
Committee.

OVv'NER'S CONSENT AND JOINDER IN PETITIONS
The undersigne~ being the owner of the real estate described in what is attached
hereto and incorporated herein by reference as Exhibit "'A'Y (the "Real Estate") hereby
authorizes Duke Realty Limited Partnership, an Indiana limited partnership (the
Applicant"), along with . its employees, and engineers, land planners, attorneys, and
agents, as follows:
1. To file, for an on behalf of the undersigned) applications and petitions to
obtain all approvals deemed necessary by the Applicant with respect to the
Real Estate including, without limitation, (i) approvals of changes in zoning
classification or rezones, necessary to permit the development of the Real
Estate per the te:ttnS of a PUD Ordinance (hereafter ~'PUD"), and (ii) all
secondary approvals including, without limitation, development plan
approvals, ADLS approvals, primary and secondary plat approvals and other
approvals and permits required by the Cannel Zoning Ordinance and
Subdivision Control Ordinance and deemed necessary by the Applicant to
develop the Real Estate per the terms of the POO (collectively the
"Approva1s~1); and
2. To pursue the Approvals, before the Cannel Plan Commission and its
Committees, the Carmel City Council and its Committees, any agency of the
City of Carmel, and any other municipal or State agencies.
Further to this Owner'S Consent,. the undersigned ac1mowledges tlmt this O\wer's
Consent shall constitute the execution by the undersigned of all petitions and applications
filed by the Applicant, now or in the future, in furtherance of the Approvals,

THIS INSTRUMENT WITNESSETH, That, for One Dollar ($l.OO) and
other valuable consideration, the receipt and suf'ficiency of \r1hich
are hereby acknowledged, JOHN SCOTT PI~TMAN hereby CONVEYS and QUIT-
CLAIMS to JEC PARTNERSHIP, L.P., an lndiana limited partnership, an

Structure and DesiQn Standards and Provisions
INTENT
The intent of these standards is to provide for high-quality, architecturally varied residential development
within the City of Carmel.
Its provisions require that all dwellings and neighborhoods, whether single-family, two-family, or
multifamily, be built to certain minimum standards.
STRUCTURE AND DESIGN STANDARDS AND PROVISIONS
Buildings shall maintain a consistent architectural style, in both form and trim, throughout. The
trim shall be present on all sides of the building, as appropriate. Appropriateness shall be defined
as utilizing features and forms that are considered typical to the chosen architectural style, and
shall be determined by staff review. All building elements are subject to the most current edition
of the Indiana Building Code.
A. WINDOWS
1. At least two windows shall be present on each fa<;ade, and each occupied leve!., as architecturally
appropriate. One window shall be permitted on half stories.
2. All windows, on all sides of the house, shall have trim as architecturally appropriate.
B. ENTRYW A YS
1. Entryways shall be clearly visible and shall be the dominant feature of the front fa<;ade, or the
side facade.
2. Porches shall be a minimum of six feet deep, and shall be provided where architecturally
app rop riate.
C. CHIMNEYS
1. Chimneys shall extend fully to the ground, and above the eaves, if external.
2. Chimneys shall be made of masonry or stucco material or panels, or material with a similar,
durable appearance.
3. "Shed-style" or bump-out chimneys shall not be permitted.
D.GARAGES
1. Garages shall not be the dominant feature of the front facade
2. If off-set or side-loading (courtyard loading), the fa<;ade facing the street shall have at least one
window.
3. The garage, if front-loading, shall comprise no more than 300/0 of the main front fagade.
E. ROOFlINES
1. Roofs shall have minimum 12" overhangs, on all sides of the structure, if architecturally
appropriate.
F. MATERIALS
1. If more than one material or color is used, the transition between materials and/or colors shall be
logical, i.e. to highlight an architectural feature. If a material such as brick or stone is used on the
front fagade but not the side facades, a logical transition with trim, such as quoins, shall be
provided. Vinyl siding, if used, shall not be less than 0.048 thickness. Aluminum siding shall not
be used.
