Docket No. 07070005 DP/ADLS: Old Meridian Professional Village The applicant seeks site plan and design approval for 7 buildings on 6.25 acres. The site is located at 12346 Old Meridian St and is zoned OM/O - Old Meridian District, Office. Filed by Paul Reis of Bose McKinney & Evans for AL T A Business Communities, LLC. The petitioner seeks site plan and design approval for a development that wouldinc1ude profcssional offices, retail and financial instinltions. Proposed are 7 buildings on 6.25 acres. The site is located at the north point of the intersection of Old Meridian Street and Pennsylvania Street. The development meets the spirit and intent of the Old Meridian Office District and buildings are pulled up to the street. Please see the petitioner's information packet for full detaiJs. Meijer is north, Hamilton Crossing retail development and Hampton Inllare west, professional and medical offices and John Kirk Fumitureand Boat Sales is east of this site. South is the newly approved medical oUlce building. Southwest is the newly approved Sunrise of Cannel, assisted & independent living facility. Several variances have been filed with the HZA to be voted upon at the August 27 meeting. The BZA approval requests are for: use variance for a financial institution in the Old Meridian Office District and development standard variances tor drive-through faei lities, building height/occupiable floors, front yard setback, and building footprint. DOCS concerns/comments: 1. The City Forester, Scott Brewer, is still reviewing the landscape plan. He will meet with the project's engineer soon to discuss soil volumes. 2. Engineering Dep't comments: The proposed access to thes.ite is okay. The Department has no issues with the property being moved to committee. The Department has met with the petitioner's consultant prior to the T AC submittal and reviewed the major issues at thaUime. The Depanment is still reviewing the items submitted for the TAC meeting. The review will focus on right-of-way dedication, drainage and the Fertig Drain receiving system, the adequacy of the storm water quality system and the land plan accommodating such a system, thoroughfare plan improveli1ents required for the Pennsylvania Street and Old Meridian Street frontages. The petitioner's consultant has indicated that the petitioner is not seeking approval for on street parking along the Old Meridian Street frontage. The Department does not expect the City's long-term plan to include on-street parking on Old Meridian Street south of Carmel Drive. 3. The petitioner should provide approval updates from the County Surveyors office; the trees near the Fertig drain was a concern. Even though the petitioners did meet with the Dept, DOCS is still waiting for an official reply letter to its projecr review letter. 4. The Department of Community Services recommends the Plan Commission forward this item .to the Sept. 4 Special Studies Committee meeting for further review.
