31. Docket No. 07070005 DP/ADLS: Old Meridian Professional Village
The applicant seeks site plan and design approval for 7 bui Idings on 6.2S acres.
The site is located at 12346 Old Meridian St. and is zoned OM/O - Old Meridian
District, Office. Filed by Paul Reis of Bose McKinney & Evans for ALTA Business
Communities, LLC.
The petitioner seeks site plan and design approval for a development that would include professional
offices, retail, and financial institutions. Proposed are 7 buildings on 6.25 acres. The site is located at the
north point of the intersection of Old Meridian Street and Permsyl vania Street. The development meets
the spirit and intent of the Old Meridian Office District and buildings are pulled up to the street The site
will have underground storm water retention. Please see the petitioner's information packet for full

Meijer's water retention area is nOlih, Hamilton Crossing retail development and Hampton [nn are west,
professional and medical offices and John Kirk Furniture and Boat Sales is east of this site. South is the
newly approved medical office building. Southwest is the newly approved Sunrise of Carmel, assisted &
imlependentliving facility.
The following variance requests were all approved unanimously at the August 27 BZA meeting:
Section 20G.OS.OS A (]): Use variance for a Financial institution in the Old Meridian Office District
Section 20G.OS.OS A (2): variance for Drive-through facilities/location of
Section 20G.OS .05 B (1 )(2) : variance for Building height/occupiable floors
Section 20G.OS.OS B (2)(2) : variance for Front yard setback
Section 20G.OS.OS B (3)(2): variance for Building footprint
At the Sept. 4 Committee meeting, the vote was a unanimous favorable recommendation to the full plan
commission, subject to landscape plan approvaL
DOCS concerns/comments:
I. The City Forester, Scott Brewer, is waiting for another revised, final landscape plan. Overall, the
plant species proposed are acceptable; however, there is some concern of space for plant growth
in some areas, such as within the parking lot planting islands.
2. The Engineering Dept relayed the following: The plans are still being reviewed, but if the item is
approved this evening the Engineering Oept would like a condition that the petitioner will
continue to work with the Engineering Dept of gaining approval of the final construction
plans.
3. The petitioner should provide approval updates from the County Surveyors office; the trees near
the Fertig drain was a concern.
4. Verify that the street pole light and light lamp designs will be the adopted City Style. (Contact the
City Engineering Ocp', for the specs/details.)
S. The petitioner should show/label the ground sign locations on the site plan.
The Department of Community Services recommends the Commission approved this item,
after all comments and concerns are fully addressed.
