Development Report

Westhmren is a proposed residential enclave o1't\vo high end custom home sites on 5 acres. The
developer Pittman Partners, Inc. and the project land planner Mr. Lawrence Hemp have designed
a thoughtful and attractive plan that takes into consideration the land uses chosen by our
neighbors. Our involvement in the nearby Westmont conummity allowed us to interact with the
neighbors prior to the creation of this plan, to address their concerns and ultimately propose a use
that reflects the current nature of the properties around us.

Westhaven is located north of and adjacent to 136th Street, west of the recently approved
Westmont residential COlllil1unity, and east as well as south of estate style homes on multiple acre
home sites.
The property on which Westhaven is located is zoned S-l. The adjacent properties to the north
and west are also zoned S-l \'v'hile the properties to tlle south and east are zoned PUD. The site is
flat and has very little existing vegetation with trees along the northern property line that \"/ill be
located \vithin a hventy foot tree preservation easement. The S-l Residential Zoning
Classification requires that the density utilized not be greater than 1.0 unit per acre. The
proposed development plan contemplates 2 home sites on 5 acres or 0.4 units per acre.
As envisioned, Westhaven will be an upscale, truly custom enclave. The shared entry point for
the two private driveways will act to consolidate access to 136lh Street by way of an extensively
landscaped and walled entryway. It is anticipated that homes will be priced fl:om the $1,500,000
to $3,000,000 range. Each house plan must be approved by the Architectural Review Committee
prior to requesting a building permit.

served by extending sanitary sewers from an existing 8" sanitary sewer line ii'om
Westmont, Section 1. Upon completion ofthe sanitary sewer construction, the

proposed Westmont development. An extension of a 24" pipe ,vill collect the slormwater
