Mr. Wilson,
Please thank your client on our behalf for considering the proposal to modify the access at this location. While the
Department would still favor removal of the entrance, restricting the access is acceptable. The Department would support
the proposed modification of the existing entrance to be a right-out only to the Board of Public Works and safety. The
Board of Public Works and Safety will need to approve this modification.
Items of note in finalizing the plan that was presented in your email:
1. The large overhead power poles about 1 a-feet to the west of the existing edge of pavement.
2. The apparent encroachment into the adjacent property outside of the right-of-way. All portions of the entrance must
be confined to the property or the right-of-way.
3. Ensure that the existing roadside drainage is maintained.
4. Removal of the existing entrance and restoration of the area not occupied by the new exit in accordance with City
Code.

Hi Rita,
My apologies for taking a while to get back to you. Here are my recommendations for your sign age issues.'
Three of the signs are fine the way they are: Service letters, Directional #1 (facing Lake Shore Dr.) and the Portal Sign
(along with black entry aluminum).
The rest of the signs will need to be adjusted.
The dealer name letters will have to be amended to say Carmel, not Indianapolis. Or, we would rather not have the sign at
all. Having this extra sign will require a variance.
The pylon sigh can ohly be 6 feet tall. 15 feet will require a variance and will notpe supported by the Department.
Honestly, the Board of Zoning Appeals will most likely not support this sign either. Another thing about this sign is that it is
located within the street right of way. This will also need a variance and will not be supported by the Department.
What we would like to see is combining the directional sign facing 96th St. along with the pylon sign and dealer letter
names (the new sign to be located where the directional sign is proposed). You will be allowed 6 feet in height and no
more than 60 square feet in area. This would solve your issues for having a pylon sign that is too tall and within the right
of way, along with having two wall signs facing one frontage.
So, if the three signs can be worked into one, you will only need to get a variance for number of signs and two signs
facing one street frontage. The department will be in support of these two variances.
If not, you will need variances for number of signs, 4 signs facing one street frontage, height of pylon (ground) sign, and
sign located in the street right of way. The department will not be in support of these variances. .

The following letter represents comments for this project specifically addressing the area of alternative transportation.
I have reviewed the drawings submitted on August 15, 2007, and offer t1Ie following comments:
ALTERNATIVE TRANSPORTATION REVIEW COMMENTS
1) The City of CarnIel Parking Ordinance requires that all commercial and retail venues include bicycle
parking. Bicycle parking spaces are required at a rate of five (5) bicycle parking spaces per one hundred
(100) automobile parking spaces with a minimum of four (4) spaces. In Ihis instance you will be
required to provide four (4) spaces. Please revise yom plans to show the required bicycle parking
spaces on your site. Please see the City of Carmel's Parking Ordinance in order to determine appropriate
locations, specifications and construction details for the above.
We request that all responses to our comments be provided in writing. Failure to provide "'Titten responses may result
in delay of the review process.
It is critical that this office be made a ware of all modification made on the plans being re-submitted, particularly if any
sllch changes are considered "nC\-v" or fall outside of our previolls reviews. Please provide revised plans indicating all
revisions. Plcase notify us of any changes and specifically state any changes, including changes resulting from Plan
Commission, Special Studies or other committee meetings.
The Department of Community Services reserves the right to provide additional comments based 011 subsequent
