The applicant seeks approval for exterior building renovations and site changes. The site is
located at 50 I E Carmel Dr. and is zoned B-8/Business.

Key Bank is requesting 3 wall signs, I ground sign, and an A TM sign. The Sign Ordinance only allows
two signs for this site because it faces two pubic streets. Commonly, businesses will choose 10 have one
wall sign and one ground sign, and this is what the Department recommends that Key Bank propose.
The ground sign, as well as the wall sign facing AAA Way, meets the sign ordinance requirements. The
Department is in support of these two signs. The other signs will require variance approval from the BZA,
however, and they will not be supported by the Department. The wall sign and A TM sign facing east are
not allowed by the Sign Ordinance because they do not face a public street. If the ATM sign is reduced to
3 sq. f1. or less, the Department can consider it an incidental sign and permit it. There are issues with the
wall sign facing north, because the petitioner also has the ground sign facing north. And so, the variances
Key Bank would have to request are for: number of signs, two signs not facing r~o-w, and two signs
facing one frontage (x2).
Additional changes requiring this committee's approval are new exterior faqade improvements. The
exterior changes are as follows:
1. To repair, clean and stain existing brick
2. Refinish soffit with stucco
3. Paint molded millworkltrim cap white
4. Repaint exterior to compliment stucco color
5. Add a new dimensional shingle to the roof
6. Remove soffit lights
7. Add new wall sconce lighting
8. Update and enhance landscaping
The City Forester, Scott Brewer, is still reviewing the landscape plan, but will most likely approve it. The
Committee can appL"Ove this item, pending the Landscape Plan approval.
The Department requests that Ihe applicant bring in samples of all exterior materials and colors, so the
committee may see in greater detail the proposed color palate.

Note: This item only requires final approval by this committee.
The Department of Community Services recommends the Special Studies Committee
approve the request after all comments and concerns have been addressed.
