LLaTABL~ OF CONTENTS{\w o u o o [J u o [J o u o u u u u [j U L ~ EXPLANA nON OF REQUEST In June of 2005, approvals were obtained allowing the redevelopment of a 2.36 acre parcel, located in the Fidelity Plaza in the southwest comer of U.S. 31 and 116th Street. This redevelopment pemlitted the replacement of the Sunrise Cafe building by an upscale office/retail building. The approvals necessary to achieve this redevelopment were ADLS/DP approval, zoning waivers, and developmental standards variances, including sign variances. The 2.36 acres made the subject of this request are outlined on the aerial photograph included under Tab 2. In addition, a rendering of the approved site plan is included under Tab 3. The original approvals, obtained in June, 2005, pennitted (i) 80 square footage of signage, allocated among four (4) signs, on the west elevation of the building, and (ii) 130 square footage of signage, allocated among four (4) signs, on the east elevation ofthe building. The approved signs, located on the cast and west elevations, arc illustrated on the photograph of the existing building and included wlder Tab 4. A photo!:,Tfaph of the n011h and south elevation of the existing building, on which there is no signage, is included under Tab 5. By this request, we are seeking approval to relocate a 20 square foot sign from the west elevation of the building to the east elevation of the building. After this change, the limit on the total amount of signage will remain at 210 square feet; however, after this change, 150 square feet of signage will be allocated among five (5) signs on the east elevation, and 60 square feet of signage will be allocated among three (3) signs on the west elevation of the building. A photograph of the east and west elevations of the existing building, on which this revised signage is illustrated, is included under Tab 6. All of the signage will be tasteful. A photograph with sign specifications is included under Tab 7. All signs will be back-lit or halo-lit, so that the background behind the signs, as opposed to the signage letters, will be illuminated.
