We've been discussing the proposed site plan, in light of the existing vegetation and stub, and would like to suggest angling the
connection south, to run more or less parallel with the retention pond, This would both preserve more of the vegetation, and help
to slow vehicles as they enter the property, The driveway is also proposed to cross a dry detention pond, as shown on site plans
filed with petition 84-00 DP/ADLS; preserving the existing vegetation to the greatest extent possible would help mitigate the
additional pavement in a detention area. I understand you are placing the project on hold, pending possible revisions; please let
us know if the proposed revision would be acceptable.

I understand, but you may want to check with the planner Matt Griffin, They may have to have a landscape plan to get
through the planning process. Certainly you will have to have one before they receive building permits,
Of course, my preference would be to keep the large existing shade trees if that is possible.

Scott - I spoke with the client this morning and they are potentially putting the project on hold until the spring. They do not
have a problem with installation of plantings and those will be incorporated into the plan but we may not revise the plans
until they are closer to actually building the drive in the spring I just wanted to let you know the change in time frame so
you were not waiting on something for 3 months.

Here is the ordinance that does apply to your plat, you can follow the imbedded link to see that landscaping
tables. What I was hoping was that since you were removing a significant area of trees (and once they were
removed ~ they wouldn't be coming back), you would be willing to put some back since you didn't know what
you were going to do ultimately with the property. I would think that would appease the plan commission,
rather than just saying that Estes isn't proposing any land5caping,
Your own photographs show large significant shade trees there. It would seem that planting trees along the new
roadway or around the drainage pond in places that would not be further developed in the future, wouldn't be
much ofa problem.

We are trying to finalize the Estes driveway plan set and the only item remaining is to address your concerns from the
T AC. This project is not within the Michigan Road/US 421 overlay. I have attached several photos of the area in
question, It is basically an overgrown tree line with a few scattered mature trees and lots of smaller trees and saplings.
As we are not developing the parcel at this time, Estes is not proposing any landscaping. The proposal includes only a
driveway internal to the Estes parcel.
We appreciate your assistance in this project and look forward to finalizing the plans as quickly as possible. If you have
any questions or comments please contact me. I will be in the office most of the week.

Thank you for the quick response to our petition. Sorry it has taken me so long to get back to you. We offer the
following responses to your comments:
1. We have provided a typical pavement detail and cross section along with specifications on Sheet 4 of the
plans. Please let me know if you need additional information.
2. The driveway will have a short transitional section of curbing where it ties into existing curbing at the east
end of the project. A detail is provided on Sheet 4 of the Plans. The remainder of the driveway will have
no curbing. .
3. Bill Estes Chevrolet, Inc. currently owns all parcels we are crossing. I am assuming we do not need a
letter since they are the project owner. Please let me know if that is not the case.

We have reviewed the construction plans submitted to the Hamilton County Surveyor~s
Office on October 4. 200S for this project and have the following comments:
1. The proposed project falls in unincorporated Hamilton County.
2. The proposed site DOES NOT fall in a C~el Wellhead Protection Area.
3. Does the existing pond ba.ve storage capacity to hold the increase runoff from the new
impervious area?
4. The Hamilton County Surveyor's Office would like to see supporting data for the
amount of watershed the drains through this open channel and the siring of the pipe
. under the new driveway. While it is not a regulate4 drain. we believe tbllt a pipe
larger then tln:: 12u Rep is needed to properly drain the upstream watershed.
5. The HCSO has been in contact with potential buyers of the property at approximately
98th Street and Michigan Road (west side) which is cUl'I"entlya vacant lot. It would
appear that this site drains to this open swale and may need to use this swale as the
outlet for that s.ite. Any contact regarding this possible: ,eenano would come from the
potential buyer and would be made 'With the land owner of the parceL This could
contribute more water to this swale in the future.
6. No permits will be needed from this office.

The construction component of the Stormwater Pollution Prevention Plan includes stormwater quality
measures to address erosion, sedimentation, and other pollutants associated with land disturbance and
construction activities. Proper implementation uf the plan and inspections of the construction site are
necessary to minimize the discharge of pollutants. The Project Site Owner should be aware Ihal
unforeseen construction activities and weather conditions may ciffect the performance of a practice or the
effectiveness of the plan. The plan must be a flexible document, with provisions to modify or substitute

The post construction component of the Storm water Pollution; Prevention Plan includes the
implementation of stomiwater quality measures to address pollutants Ihat will be associated with the
mallanduse. Post construction stormwater quality measures should be functional upon completion of
the project. Long term functionality of the measures are critical to their performance and should he
monitored and maintained.
