I understand you are placing the project on hold, pending possible revisions; please let us know if the proposed revision would be acceptable. What I was hoping was that since you were removing a significant area of trees (and once they were removed ~ they wouldn't be coming back), you would be willing to put some back since you didn't know what you were going to do ultimately with the property. I would think that would appease the plan commission, rather than just saying that Estes isn't proposing any land5caping, Your own photographs show large significant shade trees there. Scott I Subject: Estes Chevrolet Driveway Scott: We are trying to finalize the Estes driveway plan set and the only item remaining is to address your concerns from the T AC. This project is not within the Michigan Road/US 421 overlay. I have attached several photos of the area in question, It is basically an overgrown tree line with a few scattered mature trees and lots of smaller trees and saplings. As we are not developing the parcel at this time, Estes is not proposing any landscaping. The proposal includes only a driveway internal to the Estes parcel. We appreciate your assistance in this project and look forward to finalizing the plans as quickly as possible. If you have any questions or comments please contact me. The proposed project falls in unincorporated Hamilton County. 2. The proposed site DOES NOT fall in a C~el Wellhead Protection Area. 3. Does the existing pond ba.ve storage capacity to hold the increase runoff from the new impervious area? 4. The Hamilton County Surveyor's Office would like to see supporting data for the amount of watershed the drains through this open channel and the siring of the pipe . under the new driveway. While it is not a regulate4 drain. we believe tbllt a pipe larger then tln:: 12u Rep is needed to properly drain the upstream watershed. 5. The HCSO has been in contact with potential buyers of the property at approximately 98th Street and Michigan Road (west side) which is cUl'I"entlya vacant lot. It would appear that this site drains to this open swale and may need to use this swale as the outlet for that s.ite.
