Pizza Hut/\Ving Street - Signage The applicant seeks the following development standards variance approval: Docket No. 07080007 V Section 25.07.02-09 Two signs facing a right of way. Docket No. 07080008 V Section 25.07.02-09 Two signs not facing a public street. Docket No. 07080009 V Section 25.07.02-09 Number of signs. The site is located at 1344 S. Rangeline Rd., and is zoned B-3. Filed by Keith Sullivan of La Raza Pizza Inc. General Info: Pizza Hut is located within The Centre just south of Carmel Drive on Rangeline Rd. Pizza Hut has expanded its services and joined together with Wing Street. They would like to reflect this change in their signage. Currently, there is one individual letter, internally illuminated Pizza Hut sign with white faces located on the cast fayade facing Rangeline Rd. This is the only sign pennitted by the Sign Ordinance without any variances. Analysis: The Centre's Sign Package specifies that "each tenant is permitted to have one exterior sign installed on the Common f Sign Band area in front of the leased space." The pelmitted square I footage is 40 for this tenant. The issue for this tenant is that they t are located on a comer space that faces into the parking lot. The applicant would like to have its Pizza HutlWing Street sign age on both sides to notify traffic coming from both the south and east directions. Because of the double branding, the applicant seeks to have four signs, instead of the allotted one'. The additional Wing Street sign will be yellow in color with a red W logo. The square footage is 9.7, with the logo at 1.71 sq. n., or 17.6% of the sign area. Together with the Pizza Hut sign, the total square footage will be 24.27 sq. fl., with the logo at 7%. The exact same dimensions will be located on the south fa9ade facing the parking lot. This Sign Package does not specify color or letter style, which has allowed other tenants to utilize two colors for their exterior signage (I.e. Cannel Nails and Malibu Tanning). Because colors are not specified in the Sign Package and the signs measured together meet the square footage requirements of the Sign Ordinance, the Depaltment has no issues with allowing Pizza I-Iut to have the additional Wing Street sign. The Department also has no issues with the sign facing south into the parking lot. Findings of Faet: Building fa~ade breaks l. The approval of this variance will not be injurious to the public health, safety, morals, and general welfare of the community because: It is a non-moving sign. The lighting and color aren't different than what is there and the community and adjacent property owners have expressed no concerns with the request. 2. The strict application of the terms of the Zoning Ordinance to the property will result in practical difficulties in the use of the property because: The location of the signage wi II bring more awareness to the community. Recommendation: The Dept. of Community Services recommends positive consideration of Docket No. 07080007 V, 07080008 V and 07080009 V after all questions/concerns are addressed.
