Re: Opposition to Variance Request Nos 07070044UV through 07070052V
To whom it may concern:
As a property owner adjacent to 531 S.Guilford we oppose the proposed plan to divide
the property into 33 single family homes. We feel that high density neighborhoods are not
consistent with the City of Call11el's family-friendly vision, and the market for properties with
minimal to zero yard is addressed by an abundance of vacant townhomes and apartments within
a 2 mile radius. A search of Realtor.com revealed 229 parcels of land, 387 single family homes,
72 condos and 32 rental properties in zip code 46032, 720 in all. This may not include aU
available properties. We believe that the creation of 33 additional residences in 46032 will just
result in excess real estate invehtory.
On a personal note, we chose to move to Cannel over nearby communities based on the
character and serenity of the area. We \'>i'ere turned away from the densely populated cookie-
cutter "vinyl villages" of Fishers and Noblesville. We are very concerned that when we look out
our back patio door, that is Vv'hat we will see if this development is pemlitted to proceed.
We request that if the development moves forward that the following requests be
honored:
· The tall trees bordering Oak and Helen Keene remain intact as part of the planned
development
El The number of new houses reduced, with larger lots, especially ones bordering existing
residences on Oak and Helen Keene. Lot sizes should be closer to 0.3 - 0.5 acre,
consistent with the adjacent neighborhood.
. The property currently has a lower center elevation, which collects excess water during
heavy precipitation. We request that a drainage study be perfonned and a guarantee
provided by the developer that the new development wi 11 not create drainage issues for
ncighboring residents on Oak and Helen Keene.
· Confirmation from all utility providers that the proposed addition of homes will not
degrade service whatsoever to neighboring residents.
In closing, we wish to quote the honorable Mayor Brainard on the City of Carmel's web site:
"The city is committed to preserving its vitality through controned expansion and prudent
planning.". We believe the perpetuation of high-density residentialncighborllOods to conflict Mr.
Brainard's statement.
