PETITIONER: refer to your instruction sheet for more detail and please complete the following items:
1. Please add docket no. 07080019 SP-replatto the plat.
2. Modify the right of way on Smokey Row to read 50-ft % ROW.
3. Please add the zoning to the plat: PUD.
4. Please provide a location map on Sheet 2.
5. Show/label Monon Greenway right of way, if possible.
6. The rear BSL and D&UE are conflicting. Please revise.
7. Add the BSL along the southern property line.
8. Please submit a revised Secondary Plat after making above-mentioned changes. Once these changes have been
made and comments addressed, please produce a Mylar copy for signature by this Department. Two paper copies of the
plat must be filed with the Mylar prior to recording, and two paper copies and a Mylar of the recorded plat must be
submitted following recording. Our approval of the secondary plat (signature) will be forthcoming upon revision of the
plans according to the items listed above.
Also, the staff has been advised that we cannot present a Secondary Plat to the Director for signature from this point
forward until Terry Krueskamp (tkrueskamp@carmel.in.gov) in Information Systems has received an e-mail with an
electronic file attached (MicroStation .dgn is preferred, or AutoCad .dwg of the subdivision) and it (the e-mail) has been
copied to myself (aconn@carmel.in,gov). Also, the Dept would also like a .pdf file of the plat, as we move toward a
paperless office. If you have any questions or if I may be of assistance, please feel free to call.

Angie,
We prepared the final plat and construction plans for Village Green Section 1 located along the south side of Smokey Row Road
immediately west of the Monon Trail. The plat for Section 1 was divided into Blocks A, Band C to provide areas for Townhomes
to be constructed. The building on Block A is now complete and we need to file a Final Plat of Block A dividing the block into 6
parcels based on the location of the individual units. At the time we went through plan approval Matt Griffin was working on this
project and we discussed the platting of the blocks into individual units with him. When we filed the Final Plat for Section 1 we
paid the platting fee for 18 units ($802 + $1 07.00/10t = $2,728), but the plat actually only consisted of 3 blocks. Matt brought this
to our attention after the fee had been paid and said he would put a note in the file that the additional money would apply to the
platting of the individual lots on each block. I have attached a copy of the recorded plat of Section 1, the proposed final plat of
Block A and the original Secondary Pial application and fee to help you see what I am referring to. Given this information, can we
submit a secondary plat application for the Block A final plat without a fee? Please contact me at 846-6611 or via e-mail at your
earliest convenience.
