Docket No. 07070007 DP Amend/ADLS: Weston Pointe - Outlot 3 The applicant seeks site pLan and design approval for a multi~tenant retail building. The site is located at 11145 N Michigan Rd. and is zoned B-2!Business within the US 42\ Overlay. Filed by Darci Pellom of Civil Designs, LLP. The petitioner seeks site plan and design approvaL for one 7,968 square feet retail building. There is space for 6 potentiallenants. The tenants' wall sign colors will be the same at the two primary buildings: golden yellow, green, burgundy, and black by day/while at night. A variance request for building fa<;ade breaks was filed with the BZA and approved at lhe July 23 BZA meeting The site already has a bufferyard variance, as well as two other outlots, in order to nol have a 6- ft buffer yard, in addition to the 30-ft greenbelt, along Michigan Rd. DOCS concerns/comments: 1. The City Forester, Scott Brewer, needs an updated landscape plan, reflecting his comments. 2. The petitioner should provide Hamilton County Highway Depl approval updates. 3. The petitioner should provide Hamilton County Surveyor's Office approval updates. 4. DOCS has received a reply letter to its project review letter, and all outstanding concems bave been addressed, except two items as of Aug. 16: a.) label building height on the elevations; the minimum building height should be 20-ft at the roofline or the parapet, and b.) show/provide building address numbers that comply with sign chart C in chapter 25.07.A The Department of Community Services recommends the Plan Commission forward this item to the Sept. 4 Special Studies Committee meeting for further review.
