Docket No. 07070007 DP AmendlADLS: Weston Pointe - Outlot 3 The applicant seeks site plan and design approval for a multi-tenant retail bui Iding. The site is located at 11145 N Michigan Rd. and is zoned B-2/Business within the US 42\ Overlay. Filed by Jim Peck and Darci Pellom of Civil Designs, LLP. The petitioner seeks site plan and design approval for one 7,968 square feet retail building. There is space for 6 potential tenants. The tenants' wall sign colors will be the same at the two primary buildings: golden yellow, green, burgundy, and black by day/white at night. The building meets the Overlay requirement of the percentage of EIFS 'on the building facades (20%). Please see the petitioner's information packet for full details. A variance request for building fa~ade breaks was filed with the BZA and approved at the July 23 BZA meeting. The site already has a bufferyard variance, as well as two other outlots, in order to not have a 6- ft buffer yard, in addition to the 30-ft greenbelt, along Michigan Rd. At the Sept. 4 Committee meeting, the vote was a unanimous favorable recommendation to the full plan commission WIth the condition of landscape plan approval. DOCS concerns/comments: 1. The City Forester, Scott Brewer, has tentatively approved the landscape plan. 2. The petitioner should provide Hamilton County Highway Dept approval updates. 3. The petitioner should provide Hamilton Coullty Surveyor's Office approval updates. 4. DOCS: all outstanding concerns have been addressed. The Department of Community Services recommends the Commission approve this item, after all comments and concerns are fully addressed.
