College Ave, Indianapolis, IN 46280 PROPERTY DISCRIPTION: Lot 8 and the West Half of Lot 9 in DIXIE IDGHW AY ADDmON TO HONIE PLACE, the plat 'of which is recorded in Deed Record 106, page 1, in the Office of the Recorder, in HANIILTON County. Indiana. The existing property isa seven roomed, double story house with an unfinished basement. There is 1,656 square feet of living space. The house is located on a 290 x 100 foot lot (Lot 8), which has eight 100 year plus, Black Walnut trees which cover two thirds of the lot in shade. The lot runs through to Broadway Ave. A stone/gravel driveway runs 170 feet from College Ave into the property to two garages at the end of the driveway. It varies from 12-35 feet in width. The other part of the property is Lot 9, which runs north along Broadway Ave., and is directly north of Lot 8. 1bis lot has few mature Walnut and Ash trees on the West Side but is mostly lawn. The property has had local sewer service for the last 7-8 years Local water was hooked up in:May this year. The property itself is one of the most charming in the area. It is absolutely beautiful with huge hundred year old trees shading the whole area in a canopy of green. It makes for a wonderful place to work. PRESENT USE OF THE PROPERTY: The property is presently being used as a single-family residence. PLANNED USE OF THE PROPERTY: The intent is to use the Property as a small business office. Three full time employees will utilize the 1 st floor where business will be conducted, while the rest of the space upstairs will be used for storage. The other lot, Lot 9, will be kept as is. IMPROVEMENTS: The local Water Company conriected city water to the property this month which put an end to well water. We intend to pave and curb over the existing impervious driveway in accordance to the Home Place District Overlay Zone Plan. No new impervious surface will be paved over. Three parking places are planned for at the end of the driveway although employees will use the garages to park their cars during the day. A new decorative fence will be erected in the front of the property to replace the present white fence, which has been damaged when the water was connected to the house recently. With so many existing trees, shrubs and bushes on the property already, it will be easy to' comply with the Overlay Plan's landscaping requirements. The trees lining the driveway along with all the large Walnut trees will be. preserved. No trees are planned to be cut down but will be trimmed when required. IMPACT OF IMPROVE.MENTS: There should be no impact on the existing property by any of the improvements. The present driveway is over 65 years old and is impervious so the paving will not change the present amount of run off.
