OeS " " .................... -- o o D o o o u o o o u o o D D D o U D Narrative I ntrod uction The project site is located at the southeast corner of intersection of 106 Street and Commerce Drive In Carmel, Indiana, and is bounded by 106 Street on the north, by subdivision to the south, by future development to the east and Commerce Drive to the west. The site IS not within the 1 DO-year flood zone per Flood Insurance Rate map 180081 0011 C. Description This project consists of the construction of proposed commercial building and associated parking areas and landscaped areas. Additional project activities include the construction of a proposed storm sewer system and swale to drain the site. Existing Site Description The site is presently undeveloped. Under existing conditions, the project site consists of grass and existing brush including horseweeds and scrub brush. A soil map from United States Department of Agriculture Soil Conservation Service Identifies Crosby and Brookstone soils on the property and is included in the Reference Maps. ExistIng drainage characteristics are such that the site generally flows to the existing swale on the north that eventually discharges into storm sewer system within Commerce Drive. There is a low spot in the center of the site surrounded by vegetation. Once developed, the stormwater will collect in a storm sewer system and connect to the existing network. Proposed Conditions Proposed drainage for the developed site consists system of new storm inlets and connecting pipes. The developed site will draIn to the west into an existing u U D U U U D D o D U o o o D o o c [J storm sewer system within Commerce Drive. The storm drainage system along Commerce Drive was desIgned to accommodate the direct runoff from the subject site. All new storm sewers were designed to accommodate a 10-year storm event using the Rational Method. Calculations are included in this report. Based on the study prepared by American Consulting, Inc, the sutJject site has been included as the area in the proposed condition that will flow to the existing culvert under US 421 and into the Park Northwestern drainage system.
