Docket No. 62-02 DP/ADLS; West Carmel Center, Block B- Carmel Center West Office Buildings The applicant seeks Development Plan and ADLS approval to construct an office center. The site is located at the southeast corner of West 106th Street and Commerce Drive. The site is zoned B-5/Business and is subject to the requirements of the US 421/Michigan Road Overlay Zone. Filed by Paul G. Reis of the Reis Law Finn for West I06th Street Properties, LLC. The applicant is requesting approval of a Development Plan and ADLS for the construction of an office complex at the southeast comer of West 106th Street and Commerce Drive. Please see the informational packet prepared by the applicant for an overview of the site and proposed building elevations. The Department has spent considerable time with the applicant in review of the site plan and elevations. All T AC concems have been addressed. There were no comments by the public at the meeting on June lSth. Commission members asked for the site to be linked via sidewalk to the street and for the ground sign to more closely match the design of the building. The following items are those that require additional attention: 1. Approval should be subject to dedication of additional right-of-way as identified on the plans. 2. Approval should be subject to the recording of a Replat of Block B of West Carmel Center to address new parcels being created. 3. Landscaping: Confirm that there will not be a conflict between building base landscaping and air conditioning units. 4. Signage: The proposed ground sign and wall signs meet ordinance requirements. What characteristic is consistent for the signs referred to in tab four (tenant signage)? 5. Lighting: Provide conunittee members with cut sheet of lighting fixtures. The Department recommends that this item be forwarded to the full Plan Commission with a favorable recommendation after all comments and concerns have been addressed. Committee Report 2002-7-2
