Carmel Center West Office Buildings
The applicant seeks Development Plan and ADLS approval to constmct an office center.
The site is located atthe southeast comer of West l06th Street and Commerce Drive. The
site is zoned B-5/Business and is subject to the requirements of the US 4211Michigan
Road Overlay Zone. .

The applicant is requesting approval of a Development Plan and ADLS for the construction of an
office complex at the southeast corner of West 106lh Street and Commerce Drive. Please see the
infonnational packet prepared by the applicant for an overview ofthe site and proposed building
elevations. The Depaliment has spent considerable time with the applicant in review of the site
plan and elevations. All TAC concems have been addressed.
The following items are those that require additional attention:
Development Plan:
1. Approval should be subject to dedication of additional right-of-way as identified on the
plans.
2. Approval should be subj.ect to the recording ofaReplat ofBlockB of West Cannel
Center to address new parcels bei ng created.

Architecture:
a. All Department concems have been addressed.
Landscaping:
a. Confirm that there will not be a conflict between building base landscaping and
air conditioning units.
Signage:
a. The proposed ground sign and wall signs meet ordinance requirements. \Vhat
characteristic is consistent for the signs referred to in tab four (tenant signage)?
Lighting:
a. Provide cut sheet of lighting fixtures. Wall packs arc illustrated on lighting plan
(provide detail of fixture).

The applicant should be prepared to discuss these items with the Special Studies Committee.
The Department is in support of this request subject to adequate resolution of the above-
mentioned items.
The Department recommends that this item be fonvarded to the Special Studies Committee
on July 2nd for further discussion.
