DATE: October 15, 2007 As a follow-up to the Plan Commission Meeting on October 2nd,2007, answers to the requests made by the Commission appear below: 1. REQUEST: A plan of the proposed road connection between Trillium and the West Clay property to the West. ANSWER: See Attached Plan, Exhibit #1 2. REQUEST: Add park benches to the landscaped Common Area behind Lots 19 – 26. ANSWER: Benches have been added - see plan. 3. REQUEST: Front entry garages should have decorative doors. ANSWER: Adams & Marshall Homes, Inc. hereby commits that all front entry garage doors at the Trillium Subdivision shall be similar to those shown in Exhibit #2. Different window, hardware, and door patterns may be used as long as all doors used contain windows, decorative hardware, and decorative door patterns. 4. REQUEST: Additional landscaping should be added to the Common Areas behind Lots 19 – 26 to afford more privacy and a streetscape elevation illustrating such privacy should be submitted. ANSWER: See enclosed landscape plan and streetscape elevation. 5. REQUEST: If garages are off-set or side-loading (courtyard loading), the facade facing the street shall have at least one window. ANSWER: The recorded commitments for Trillium state that such garages shall have at least two (2) windows. TRILLIUM SUBDIVISION Page 2 October 15, 2007 6. REQEUST: The garage, if front loading, shall comprise no more than 30% of the front facade. ANSWER: This architectural standard is probably meant for 90 ft. and wider lots. A 22 ft. wide garage would be 30% of a 73 ft. wide home, while a 24 ft. garage would be 30% of an 80 ft. wide home. The Trillium lots are primary 70 ft. wide and with side yard setbacks, only allow for a 50 ft. ± home. Also, the home plan examples proposed for Trillium have been approved by the City of Carmel’s Common Council. 7. REQUEST: If a material such as brick or stone is used on the front facade but not the side facades, a logical transition with trim, such as quoins, shall be provided. ANSWER: The recorded commitments for Trillium state that all homes will be full brick wrap.
