Dear Mr. Krtiz:
We have reviewed the revised plans received by this office on November 20,2007. Thank you for
addressing the Departments comments. The Departments comments were satisfactorily addressed with the
exception of the following:
PRIMARY PLAT COMMENTS
1. Previous Comment 40. Please verify that all136th Street drainage structures (bridges and
culverts) are indicated on the plans and extended, replaced, or improved by the Developer to
accommodate the new drive and the asphalt path. Section 304.01 of the Storm Water
TeclmicaJ Standards requires the capacities of each existing pipe to be verified and replaced if
such culverts are determined to be undersized or in a state of disrepair. Tbank you for your
response. Within tbe limits of tbeproperty, is any of the roadside drainage conveyed
under 1361h Street?
2. Previous Comment 43. Please provide the primary plat drainage calculations required by
Section 102.02 (xi)(m) of the Storm Water Technical Standards Manual. Tbank you for your
response. This section of tbe Storm Water Technical Standards Manual requires certain
information to be indicated on the plan sbeet itself.
3. Previous Comment 45. All paving within the existing and proposed City right-of-way shall
conform to the requirements of the Department of Engineering. Revise the existing note on
the primary plat to require: "Contractor shall contact the Department of Engineering to
schedule a pre-construction meeting to review the Department's construction requirements,
statTnotification requirements, required inspections for certain stages of the work and to
review the authority of the Department as it relates to work within the existing and proposed
City right-of-way." Tbe Department restates this comment.
4. Previous Comment 53. Please indicate building pad elevations. Thank you for your
response. The minimum finish Door elevation was left blank on tbe plan sheet.
5. Previous Comment 74. The City is requesting the installation ofa 3-foot #73 stone shoulder, 6
inches in depth, with Ciry standard subsurface drain under the shoulder, across the frontage.
The Department will review your response with the City Engineer.
6. As it relates to the proposed driveway and previous comments 52, 60, and 65.
a. Thank you for indicating that it is not the intention to align this driveway with the
existing Abercom Street.
b. Please understand that this request is being made in the interest of providing full access to
these properties in the future as well as proper access management. If a median were
installed at this location (as will likely be the case in tbe future) this request would be
made in the interest of public safety.
c. Please understand that the City will provide full access to the public street over this
private driveway and access at the proposed location will likely be limited to right-
Wright-out in the future.

d. The width of this driveway exceeds what could be considered reasonable for a private
driveway. The width certainly exceeds the City's standards for a residential driveway.
e. Since the proposed driveway is not a public street, Board of Public Works and Safety
approval Will be required for this access. The Department will not support the location or
the width of the proposed driveway in the staff report to the Board.

Scott,
My hope was to have your blessing on our plan given the material we have submitted thus far. I am having a hard
time reconciling the requirements you are Imposing on us with those that you requested from a nearly identical
filing that was approved in the September plan commission meeting. I have attached a copy of their department
report in which it is stated that:
"1. The Forestry Department's City Forester, Scott Brewer, stated that a landscape plan is not needed as long as
the existing trees/shrubs are preserved as much as possible."
In addition, there was no tree preservation easement on their plat and I saw no written and heard no verbal
commitment that they would preserve any trees. I have done both and my only hope is to be able to compete with
them on a level playing field. I do not want to go through the added time and expense to create something that is
not required of everyone in this situation.

Thank you for the email. I have attached a stamped copy of the transmittal listing items sent with our submittal.
Upon reviewing I noticed that the affidavit of sign placement was not included in this package. I have gotten
confirmation from our engineers that they will send this to you today via UPS. With regard to the last three items:
1. At this time We are not planning on having a subdivision sign.
2. At this time we do not plan to have'full CCRs for these two lots.
3. We will show the concrete monuments on all four exterior corners on a revised primary plat and deliver that
to you ASAP.
I was also wondering if the situation regarding the landscape plan has been resolved based upon its absence
from the list. Thanks again for the email and please let me know if you need anything else.

Perhaps you can straddle the driveway on the middle property line to avoid issues of access. But I guess the common
ar-ea will address that. Engineering Dept will probably want you to align your drive across from the drive to the south.
The min lot width is 120-ft at the bsl, and 50"ft at the road r/w.

Primary plat = $834 plus $111 per lot" 2 lots = $1056.00

Thank you for the quick response and the informatioh you have provided. I have attached a conceptual layout for the two
lots. We are generally splitting the parcel in a north/south manner and would like to provide a common area in the SE
corner of the parcel that would encompass the entry way. We will also adjust the eastern lot so that it has the minimum

fifty feet of frontage on a ROW. Could you give us a better understanding of the fees involved if any? Thanks again and

Hi Nick! Funny you ask that. I am helping someone on six points rd. do the very same thing!
Will you be splitting the parcel north/south?
The first step is the primary plat approval. This involves a public hearing in front of the plan commission and public notice.
Also an appearance at a TAC meeting.
The second step is the secondary plat approval. This only involves administrative review/approval.
