The building & Sewer Shall be pvc sewer pipe meeting ASTM specifications 3034 SDR 35 of latest revision; or vitrified clay pipe, meeting
ASTN1 specifications C-"700 for extra strength clay pipe of latest revision unless other materials are hereby permitted in writing. The sewer
shall be installed in accordance with ASTM 2321 for pvc pipe and the Uniform Plumbing Code for the State of Indiana. All installations shall be
in suict compliance with pertinent City of Carmel ordinances-. Back Water check valves shall be installed in accordance with City Code Section
9-122(a), and sections P3008.1 and .2 of the International Residential Code. All building sewers shall be 6" diameter.

plumbers or contractors installing sewer (or water) lines shall have a plumbers bond posted with the CITY ENGINEER'S OFFICE. If any street
must he cut- a senarate street cut nermil shall he ohtained.

John, this is the new building Steve Wilson is going to build in his office complex. He is asking for Water and Sanitary
Sewer Availability approval from the Board. Do you think the following is appropriate?
1" Floor 1545 sq. ft. @ 0.5/1000 = 0.77 EDUs
2nd Floor 1 Bdrm. @ 0.54 EDUs
Total EDUs 1.31
Or use the 82.7 gal/day/unit we have been using for apartment complexes which would lower the EDUs for the 1 Bdrm.

RE: Water and Sanitary Sewer Availability Request/739 Keystone Way Building
Dear Board Members:
I recommend the Board approve Water Availability for this 3,710 square foot officetresidential building as follows:
739 KEYSTONE WAY BUILDING - WIISON OFFICE PLAZA
Water. 1.31 EDUs per Water Ordinance A66/A77. Not to exceed an average daily flow of 393.0 gallons per day.
Sanitary Sewer. 1.31 EDUs per Sewer Ordinance S58. Not to exceed an average daily flow of 393.0 gallons per
day.
Construction or development of this project must begin within twelve (12) months or said approval expires and the
developer or builder must reapply to the Board.
EDU Calculation
The proposed 739 Keystone Way Building will contain an office area on the fast floor and a one-bedroom residential unit
on the second floor. Per Ordinance, under the Office classification, the EDUs are calculated at a rate of 0.5 EDUs/l000 fN
and under the Residential classification, the EDUs are based upon the number of bedrooms. Therefore, 1,545 fN first floor
office Q 0.5 EDUs/1000 fl' = 0.77 EDUs and 1-bedroom second floor apartment = 0.54 EDUs or a total of 1.31 EDUs.
