9D. House Investments Office Building - Signage
The applicant seeks the following development standards variance approval:
Docket No. 07090004 V Section 25.07.02-09 Two wall signs not facing Right-of-way
The site is located at 10250 N. Tllinois St. and is zoned B I flight commercial and office use.

General Info: The applicant is seeking approval for
two wall signs to not face a public right-of-way. The
design of this building is so that the "fTOnt" faces the
interior of the parcel. It was previously approved by Plan
Commission for 07050012 DP! ADLS and the Board of
Zoning Appeals for its additional ground sign 07070026
V. The site is located west of US 31 and south of l03nl
St. adjacent to the Meridian at 465 development.
Analysis:
The two proposed signs will be non-illuminated. The
purpose of the signs is purely for tenant identification
and is granted by the Sign Ordi nance for multi-tenant
buildings. The type of signs will be 8" tall dark bronze
aluminum leHers mounted to the smooth finish limestone
panels. The maximum square footage for each tenant
according to the Sign Ordinance will be 45. However, due to the architectural restrictions and proposed
sign letter height, the Department doubts the square footage would ever get that high.
Findings of Fact: T"yo wall signs not facing ROW
I. The approval of this variance will not be injurious to the public health, safety, morals, and
general welfare of the community because: the proposed tenant wall signs that are the subject of
the variance request would not be illuminated and the granting of this variance will not be
injurious to the public health, safety, morals and general welfare of the community.
2. The use and value of the area adjacent to the property included in the variance will be not
affected in a substantially adverse manner because: the variance applies to the placement of
two tenant wall signs on a building fa<,:ade that does not face a public right of way and the
underlying zoning is B-1 business, which permits the proposed use of an office building. The
proposed building is part of an overall office park development, and, as a result, the granting of
this variance would not have an adverse impact on the area adjacent to the propel1y.
3. The strict application of the terms of the Zoning Ordinance to the property will result in a
hardship in the use of the property because: the Petitioner will be prevented from utilizing
tenant wall signs on the most appropriate building fayade, which location is designed to provide
notice of the tenant's business location to its customers.
Recommendation:
The Dept. of Community Services recommends positive consideration of Docket No. 07090004 V after
all concerns have been addressed.
