CrossRoad Engineers, P.c. 3417 Sherman Drive Beech Grove, Indiana 46107 Re: Property on 131 st Street in Cannel Dear Mr. Newport: I am following up with you per to our recent conversations regarding the above. The Carmel Zoning Ordinance establishes a minimum lot/parcel area of one (1) acre for homes in the 8-1 Residence District that do not utilize public water or sewer. The Department of Community Services does not generally require property owners of parcels less than one (1) acre in area to immediately hook onto to public water or sewer utilities when they become available. However, in this case, the City of Carmel will initiate and execute, at no cost to the property owner, a variance in order to obtain legally binding relief of the minimum lot size requirement by the. Carmel Board of Zoning Appeals. This will require signatures from the property owner. This variance will not relieve the owner from cormecting to public sewer should that be required by the County Health Department or the Clay Township Regional Waste Authority. We understand that you already have a letter from John Duffy, the Director of Cannel Utilities, stating that you will not be required to connect to the proposed water main being constructed along 131st Street.
