1-4D. Bet Street Parcels - Minimum Lot Requirements
The applicant seeks the following development standards variance approval:
Docket Nos. 07100006-07100008, 07100010 V Section 5.04.02 (A) Minimum Lot Requirement
The sites are located at 1818-1840 West 131 st Street and are zoned S I/Single-Family Residential
Filed by the Department 0 f Community Services on behalf of the owners.

Findings of Fact: Minimum Lot Requirement
General [nfo: The petitioner is
requesting the grant of a variance to permit
lot sizes smaller than required by the current
zoning. The lots in question will be reduced
in size because of a road-widening project.
Analysis: The subject lots currently are
either exactly one acre, or just below one
acre. The S 1 zoning district requires that
lots measure no less than one full aere. The
lots will be reduced in size after 131 sl Street
is widened according to the Thoroughfare
Plan, and the grant of this variance would
legally establish that reduced size.
1.) The approval of this variance will not be injurious to the public health, safety, morals, and
general welfare of the community because: the lots will be close to the required one acre, and
the reduction in lot size will allow for a planned road vvidening project.
2.) The use and value of the area adjacent to the property included in the variance will be not
affected in a substantially adverse manner because: the lots will be close to the required one
acre, and the reduction in lot size will allow for a planned road widening project.
3.) The strict application of the terms of the Zoning Ordinance to the property will result in a
hardship in the use of the property because: the lots would become nonconforming with
regards to the Zoning Ordinance.
Recommendation:
The Oept. of Community Services recommends positive consideration of Docket Nos. 07100006-
07100008, and 07100010 V.
