Please be advised that the Cannel Bo.ardof Zoning Appeals will hold a Public Hearing at
its meeting in the City Hall Caucus Rooms at 5:15pm on Monday, October 22, 2007,
regarding applications for Development Standards Variances on four properties located at
1818, l828~ 1836 & 184'0 West 1'31st Street. You are receiviIlg this notification because
property records indicate thalyou own land adiacent to at least one of the subject
properties. A copy ofthe meeting~agenda an.d aerial photograph ,are attached.
The City of Carmel is seeking Development Standards VariancGs on behalfof the property
owners to rprieve them of minimum lot area requir~rnents. Cutre.nt zoning of these
properties as S-1I Residence requires lots without service from community water and
sani'tary sewer (well & septic) tc) be at least.one acre in size. However, future widening of
131 st Street will caus~ each of these lots to be less, than one a,cre in size. The granting of
the proposed Variances should alleviate the property owners of potential1.i.ridue hardship in
fl,1ture matters associated with their reduced lot sizes.
