Fidelity on Meridian - Signage The applicant seeks the following development standards variance approval: Docket No. 07100010 V Section 25.07.02-10 5 wall signs oriented east The site is located at 11450 N. Meridian St. and is zoned B-6/Light commercial and office uses near areas zoned or utilized tor residential purposes. Filed by Charlie Frankenberger of Nelson and Frankenberger. -.r ... General Info: The petltioner is requesting for a previously approved 20 sq. ft. sign that faces west towards Illinois St. to he relocated to face east towards Meridian St. The site is located just south of 116lh St. on the west side of US 31 in Fidelity Plaza. The project is a mixed retail and office use. Analysis: 05050038 V and 05050039 V were previous variances granted for 5 signs oriented west and number of signs per tenant. The petitioner feels it would be more beneticial to have the 5th sign t~lce east to Meridian rather than west towards Illinois St/the interior of Fidelity Plaza. The addition of this sign would put the total square tootage for this fat;ade at 150. The total for the west fa~ade would be 60 sq. ft. This would not be an additional sign for a tenant or put them over the total allotted square footage for the site. It would only reduce the possible number of wall signs for one tenant. The design of the sign is reverse lit individually mounted letters with gold faces. The Department does not feel that an additional 20 sq. ft. sign will negatively impact the US 31 Corridor. ll, ,. f~~ . Findings of Fact: Five wall signs oriented east 1. The approval of this variance will not be injurious to the public health, safety, morals, and general welfare of the community because: the proposed variance will allow signage (i) necessary tor the viability of the improved building and (ii) consistent with signage within the existing Fidelity Plaza. 2. The use and value of the area adjacent to the property included in the variance will be not affected in a substantially adverse manner because: the proposed variance will allow signage (i) necessary for the viability of the improved building and (ii) consistent with sibrnage within the existing Fidelity Plaza. u u. 3. The strict application of the terms of the Zoning Ordinance to the property will result in a hardship in the use of the property because: strict application of the Zoning Ordinance will prohibit signage (i) necessary for the viability of the improved building and (ii) consistent with signage within the existing Fidelity Plaza. Recommendation: The Dept. of Community Services recommends positive consideration of Docket No. 07100010 V.
