Dear Board Members,
I am writing as Manager and representative of SePRO Development Company II, LLC (hereafter referred
to as "SePRO") which is located at 11550 North Meridian Street, Suite 600 Carmel, Indiana 46032.
SePRO is the owner of Fidelity Plaza Tower I located immediately north and adjacent to 11450 N.
Meridian Street, the property for which the zoning variance is being requested.
It is our understanding that the variance being requested is to relocate one (1) sign, not to exceed 20
square feet, from the west elevation to the east elevation of the newly constructed building to the east
elevation resulting in additional signage on 11450 N. Meridian facing Meridian Street. It is also our
understanding that a variance has already been granted permitting 11450 N. Meridian to have four (4)
signs on the east elevation of the building. One (1) such sign is to be 40 square feet and the remaining
three (3) signs are to be 30 square feet in size resulting in 130 square feet of signage already facing the
Meridian Corridor from the property in question.
I am writing to express our concern with and opposition to the granting of this additional variance, Fidelity
Plaza is a professional office park with a conservative and professional appearance on the Meridian
Corridor. The management of the office park has maintained a very traditional appearance to the park
and has retained much of the natural beauty surrounding the park. This appearance has served us well
as buil(jing~owners_to attracLand retain. a professional tenant base .and, has provided significant value to
our properties.
Additionally, a significant part of maintaining the professional appearance to not only Fidelity Plaza, but
the entire Meridian Corridor, is the appropriate management and restriction of sign age facing Meridian
Str.eet. Certain portions of the Meridian Corridor are zoned for retail use resulting in the need and
approval ofa high number of signs per building; however, Fidelity Plaza is not zoned in this manner. As I
understand the Carmel City Zoning Ordinance (Section 25.07.02-10), 11450 N. Meridian has already
been permitted to place four (4) times the signage permitted on the east elevation of the property for a
multi-tenant,' multi-level building.
While I' cannot speak for all Fidelity Plaza owners, SePRO is very concerned about the presence of a 2-
story, multi-tenant office building in the midst of a commercial office plaza that has a retail appearance.
While we believe the building and certain of its amenities will potentially bring value to Fidelity Plaza,. we
are very concerned with the amount of signage being placed on the building and the resulting negative
impression that will be left on our tenants and potential tenants due to the distraction from the. natural
beauty of the office park that exists today and the "retail" feel that will reflect on the remainder of the park.

Therefore, we are respectfully requesting that the Board of Zoning Appeals reject the request of Fidelity
Meridian, LLC to relocate one (1) sign from the west elevation to the east elevation of 11450 N. Meridian
Street.
