Smart Center Indianapolis - Signagc The applicant seeks the following development standards variance approval: Docket No. 07090007 V Section 25.07.02-09 Two wall signs facing Right-of-way Docket No. 07090009 V Section 25.07.02-09 Two wall signs facing Right-of-way The site is located at 3900 E. 961h SL and is zoned B-3/Wide variety of commercial and ot1iee uses in transi tionalloeations. General Info: Smart Center Indianapolis is a new car dealership located along Michigan Rd. in conjunction with the Mercedes Benz dealership of Carmel. The petitioner is requesting for an additional wall sign to be placed on the south fa~ade and a ground sign facing east towards Lakc Shore Dr. Analysis: This request would add an additional wall sign stating "Smart Center Indianapolis" to the south fayade where there is an approved (07090006 ADLS Amend) "C Smart" sign. C Smalt is 28 sq. ft. and the Smart Center Indianapolis is 14. 54 sq. ft. The total proposed square footage for the south fZ\I;ade is 42.54 sq. ft. The Sign Ordinance allows 60 sq. ft. for this fayade so it is within the square footage requirements. The additional sign on the east fayade is a directional/directory round sign at 13.6 sq. f1. The total square footage allowed for a directional sign is 20. It fits that requirement and does not go over the allotted square footage for this fayade - which is 80. There is a previously approved (07090006 ADLS Amend) ground sign at 35.5 sq. ft. as well. The total square footage for this fayade will be 51.16 sq. ft. --:-:--- -. -- ~-.~ (with an additional incidental sign at 2.06 sq. ft.). Smart Center Indianapolis is required to utilize these additional signs as part of the franchise agreement to establish its new dealership in the community. With the approval of these additional signs for Smart Center Indianapolis, they will move on to ADLS Amendment approval and are on the agenda for November 1 (07100014 ADLS Amend). Findings of Fact: Two wall signs facing ROW 1. The approval of this variance will not be injurious to the public health, safety, morals, and general welfare of the community because: the proposed signs that are thc subject of the variance requests are designed to provide adequate notice of the Petitioner's business and location and as a result, the granting of this variance will not be injurious to the public health, safety, morals and general welfare ofthe community. 2. The use and value of the area adjacent to the property included in the variance will he not affected in a substantially adverse manner because: the variance applies to additional signage on the site and building and the surrounding properties are all used and/or zoned for commercial/business uses. 3. The strict application of the terms of the Zoning Ordinance to the property 'will result in a hardship in the use of the property because: the Petitioner will be prevented from utilizing signs that are an appropriate size and designed to provide notice of the business location to its customers. Recommendation: The Dept. of Community Services recommends positive consideration of Docket No. 07100007 V and 07100009 V.
