Thank you for removing the plants from the construction area before the work begins. DRAWINGS: Prepare final design and construction drawings. PERMITS: Obtain building permit. The Owner will provide a site plan for our use in obtaining the permit. INSPECTIONS: Coordinate building inspections. The project area may not be used by the Owner until the final inspection and issuing of the Certificate of Occupancy by the Building Inspector. The Inspector may assess a penalty fee to the Owner for premature use. DEMOLITION: a. Tree and shrub removal by the Owner before the project begins. b. Demo roof overhang, soffits, fascia, gutters. c. Remove the existing deck. 5. SITE WORK/EXCAVATION: a. Erosion Control - Provide and install government mandated filter fabric barrier around the work site. b. Run 4" pipes underground to drain three downspouts to one daylight outlet. 6. EXCAVATION & FOOTING PADS: Excavate post holes (32" deep) and pour concrete footing pads (12" diameter, 8" thick). T WOOD POSTS: 4x4x8' pressure treated, set on the footing pad. 8. FABRIC PLANT BARRIER: 36" wide roll of filter fabric spread under the perimeter of the new deck to reduce plant growth. 9. STRUCTURAL SUPPORT BEAM: Built-up 2-2x10's, attached to posts. 10. PORCH CONSTRUCTION: Build the screened porch, using these materials: a. Kneewall - 24" high, using pressure treated 2x4's, 112" pressure treated plywood sheathing, and 71/4" horizontal fiber cement lap siding on both sides. b. Upper walls - 2x4 intermediate studs and trim strips. c. Gable end studs on gable, open for screening. d. Headers on all sides. e. Structural ridge beam to support cathedral ceiling. f. Gable rafters, 2x6. g. Sheathing 7/16" oriented strand board. h. Fiberglass screening on walls and gable end. 16. Skylights - Provide and install two Velux skylights, model FS 306. 17. ROOFING: a. Lay 15" roofing felt over the roof sheathing. b. Provide and install dimensional shingles similar to the house shingles. 18. Eliminate the corner spotlights where the new porch attaches to the house. b. Install Owner-provided ceiling paddle fan combo. c. In the kneewall, install two GFCI receptacles. d. Install four recess can lights. e. An allowance of $1,200.00 is included in this Proposal for electric material and labor. 23. RADON: Extend the radon discharge through the roof. 24. INTERIOR WALL & CEILING COVERING: Install Azek or similar tongue and groove beaded ceiling board. 25. PAINTING: a. Caulk and prep. b. Apply one primer and one finish coat of acrylic latex paint on all of the new siding and trim. 26. CONCRETE PATIO & WALK: a. Prep and pour 500 square feet of stamped concrete in standard color and pattern. b. Prep and pour a 48" wide concrete sidewalk (broom finish) from the patio to the driveway. 27. CLEAN-UP: Broom clean and haul away all construction debris. 28. RESTROOM: A portable restroom will be placed at the building site during the project. 29.
