Explanation of why variance is being requested:
The variance for the elimination of concrete curb construction is requested because there
is currently a low likelihood of any curb construction on contiguous lots.
Reasons supporting variance request:
1. Since the plat jar Little Farms Addition predates the current Subdivision Control
Ordinance street and curb requirements, Lot 26 is the only Lot in the Addition that would
be subjected to the requirement for curbing. No contiguous lots have curbs, nor are
there curbs in the general area. A curb along a single lot will he olmarginal benefit to
vehicular traffic in the neighborhood, and may negatively affect existing drainage
patterns.

The variance for the deferral of sidewalk construction is requested because there is
currentzv a low likelihood of any sidewalk construction on contiguous lots.
Reasons supporting variance request:
I. Since the platfor Little Farms Addition predates the current Subdivision Control
Ordinance sidewalk requirements, Lot 26 is the only Lot in the Addition that would be
su~jected to the sidewalk construction requirement. No contiguous lots have sidewalks,
nor are there sidewalks in the general area. A sidewalk on a single lot will be of
marginal benefit to pedestrian traffic in the neighborhood
2. The Owners will agree to provide a written commitment that they will construct a
sidewalk along thefi'ontage of Combs Street and 105111 Street at such time as sidewalks
are constructed on contiguous lots and generalzv throughout the area.

Request to reduce required right-of-way from 25' half to 20' half

Explanation of why variance is being requested:
The variancefor the right-oFway reduction (!i-om a 25' half to a 20' haW is requestedfor
the replat of Lot 26 because the original plat of Little Farms Addition did not
contemplate a greater right-of-way width than that which was provided in the original
plat (15' half). Expanding the right-of~ way beyond a 20' half right-of way will
unnecessarily encroach on the existing home and lot. especia/~y since the right-o.f-way
width on all the surrounding properties is 15',
Reasons supporting variance request:
1. The replat of Lot 26 will provide 5' ofright-of-way more than the existing 15' half and it
will also provide sufficient new easement area contiguous to the expanded right-of-way
that will provide the same function as a wider right-of-way. Utility and road access will
be improved as a result of the replat, not diminished.
2. Since the plat for Little Farms Addition predates the current Subdivision Control
Ordinance right-of-way requirement.';. Lot 26 is the only Lot in the Addition that would
be subjected to the wider 25' haifright-of-way. All contiguous lots will only provide the
15' half right-o.f-wa}' recorded in the original plat. A wider right-of~way on a single lot
will be of marginal benefit to the entities that enjoy the use of public right-of-way, but
would substantianv reduce (by almost 15%) the amount of area of the lot with the
existing home.
