6h. Docket No. 49-02 PP Amend; Replat of Little Farms Addition, Lot 26
The applicant seeks approval to replat a 2-10t residential subdivision. The site is located
at 1205 E. 105th Street. The site is zoned R-3/Residence.
The petitioner also seeks approval of the following Subdivision Waivers:
49-02a SW sea 8.8 curbs and gutters
49-02b SW sea 8.9.1 sidewalks
49-02c SW sea 6.3.6 minimum right-of-way

The applicant is proposing a 2-lot replat within the Little Farms addition. The site is located at
the Southeast comer of l05th Street and Combs Avenue. Please see the informational packet
provided by the applicant to view the layout of the two new lots and description of the requested
subdivision waivers. These Subdivision Waivers are identical to requests made at other locations
within Home Place where these facilities do not exist and where present conditions must be
addressed.
In addition to the Primary Plat approval, Subdivision Waivers are being requested for the
following:
1. Exemption from the requirement to provide curbs and gutters
2. Exemption from the requirement to provide sidewalks
3. A reduction of the minimum right-of-way width
The Department is in support of these requests and no objection has been made by the County
Highway Department regarding them.
The Department recommends that the Plan Commission approve the subdivision waiver
requests after the public hearing. Voting on the waivers will require a suspension of the
rules.
Approval of the first two Subdivision Waivers should be subject to the applicant recording
a commitment to install sidewalk at the time it is extended to the site. The Department has
this form and will provide it to the applicant for signature and recording.
Pending a favorable vote on the subdivision waiver requests, the Department would
recommend that the Plan Commission then approve the PP Amend request.
Note: As Subdivision Waivers and a PP Amend, written findings are reqnired for action
on all four items.
