After speaking to the County Engineer concerning the above-mentioned plat, il was determined ' ' .--
that a similar situation existed on the north side of 10Sth Street along Combs Avenue. The clients
for the p'arcel there (Lots 14 and 15 of Little Farms) requested a variance from the Board of
Commissioners for the reduced right of way widths and the Commissioners approved the
variance provided that a 20' half right of way was provided with a 5' Highway Drainage and Utility
Easement and a 10' Drainage and Utility Easement beyond that. I have attached a copy of the
plat showing this. If the same revisions can be committed 10 on the replat of Lot 26, a variance
will not be needed and approval of the plat will be made by the Highway Department.

Dear Mr. Webster:
This letter serves to acknowledge receipt of a transmittal received 81B/02containing the plans for
the aoove-mentioned project. After reviewing the plans the Highway Department has the following
comments:
1. An Application for Project Review needs to be completed and the appropriate review fees
for a Small Subdivision paid, before any approvals will be granted from this office. I have
enclosed a blank form for your use.
2. In accordance with the Hamilton County Thoroughfare Plan the right of way for both 1051h
Street and Combs Street must be a 25' half right of way. The 15' D&UE must be behind the
right of way.
3. Please correct the Commissioners signature block names to Steven A. HolI and Steven C.
Dillinger.

Secondary Plat (Replat) Applications)
Dear Mr. Giacolleti:
Our office has review~d the Primary Plat Amendment application filed by The Schneider
Corporation for Little Farms, Lot 26. The following are comments that need to be addressed and
plans updated accordingly:
Applications:
. The filing fees for these petitions will be calculated once Docket Nos. have been assigned.
. The Primary Plat Amendment and Subdivision Waiver petitions are Public Hearing items.
Notice will need to be made in accordance with the Plan Commission's Rules of
Procedure.
o The Subdivision Waiver petition cannot be granted for less than a twenty-foot (20') half
right-of way. Indiana Code requires that County rights-of-way be not less than forty (40)
feet in width.
.. The Primary Plat indicates that the Property Owners are Bruce and Donna L. Webster,
while the petitioner is.a Tim R. Stevens. What is Mr. Stevens role in this application? A
letter of consent from Mr. & Mrs. Webster will need to be provided before this application
proceeds further.
Plat:
o Please provide a survey showing existing topography and accurate location of
improvements (structures, swales, utilities, etc.) on site. While the property appears to
currently enjoy legal, pre-existing, nonconforming status, Developmental Standards
Variances may be required for the existing structures to continue on this site after
subdivision.
. A minimum of five (5) feet of additional right-of-way will need to be dedicated for both
East 10Sth Street and Combs Street. Also, a twenty-foot (20') curve radius is required on

the northwest comer of Lot 26a at the intersection of East lOSth Street and Combs Street.
Lot areas will need to be re-calculated after these have been accommqdated. A Deed of
Dedication will need to be added to the plat.
. The northeast corner of Lot 26a needs to be labeled with a 4" x 4" x 36" concrete
monument. The ends of the ClITVe radius on the northwest comer of Lot 26a need to be
similarly monumented. ".- _J_<\
· The northeast and north'Wlest- comers of Lot 26b require 5/8" diameter, 36" long capped
rebar markers in place ofthe .co't1greie monuments shown on the Primary Plat. .
o The Primary Plat must show \~~..~dewa1ks, curbs and gutters requited along the East 105th
Street and Combs Street fronfages. If the petitioner does not intend to install these
improvements, Subdivision Waiver petitions of Sections 8.8 and 8.9.1 will need to be filed.
o The required 15' drainage, utility and sanitary sewer easement along East lOSth Street and
Combs Street must be shown on the Primary Plat.
o The required 7 Yz' drainage and utility easement along the eastern lot lines of Lots 26a and
26b, and along the southern lot line of Lot 26b must be shown onthe Primary Plat.
· Huilding lines for both lots must be shown on the Primary Plat.
o Please label "East" lOSth Street on the Primary Plat.
· Please add the Owner/Subdivider's phone number and ZIP Code on the Primary Plat.
o Please highlight the entire project area on the Key Map on the Primary Plat.
. Please replace the Board of Public Works Certificate with a County Commissioner's
Certificate on the Primary Plat.
· A Secondary Plat needs to be filed with the Department of Community Services for
reVIew.
o All correspondence from the Technical Advisory Committee will need to be submitted to
this Department.

Hello everyone:
Following are CTRWD comments on the agenda items effecting our sanitary sewers or service
area for the April 17 TAC meeting. Please feel free to copy and distribute this email or
attach it to your meeting minutes. We have also created a new page on our website linked
to the "Construction" page where we have posted all CTRWD TAC comments from 2001 and 2002
meetings held to date. We will continue to add to this page every month so please let
everyone know they can view our comments online now too. .
West Carmel Center Block B
The plans received by the District only showed a sewer connection for one building; each
building needs to have its own individual connection to the District's sewer so the plans
will need to be revised to sholtl how the whole site will be served.
West Carmel Center Block D
The District has no comments on the re-plat unless it effects the sanitary sewers in
development.
Sedgwick Subdivision
The District has no comments on the plat but will need to review and approve construction
plans when they are completed. The petitioner should contact the District's engineering

consultant relative to plans for this development and several others in a revised
submission to IDEM.
Key West Subdivision
The District has no comments on the plat but will need to review and approve construction
plans when they are completed. The petitioner should contact the District's engineering
consultant relative to plans for this development and several others in a revised
submission to IDEM.
New 126th Street Middle School
Plans have been received by the District and reviewed by the District's engineering
consultant and will be ready for submittal to IDEM for state construction permits once the
District's construction specifications are added to the plans. The School Corporation also
needs to consider dedicating the sewers to the District for maintenance once they are
completed. The District is also negotiating with the school Corporation for easement
rights for a future force main through the property; if they remain private{ no other
users besides the School Corporation will be allowed to connect. Building permits should
NOT be issued unless the District has issued connection permits.
Saddle Creek Sections 10 & 11
A comment letter was sent by the District's engineering consultant to Cripe in July 2001
but the District has not received any revised plans for review since that time. Please
have the petitioner provide plans for review. Building permits should NOT be issued unless
the District has issued connection permits.
Cox Hall Park Maintenance Facility
The plans received by the District do not indicate how the facility proposes to receive
sanitary sewer service. District specifications need to be added to the plans. Building
permits should NOT be issued unless the District has issued connection permits.
Little Farms Lot 46 (Primary Plat Amendment)
The petitioner will need to contact the District to discuss the proposed sanitary sewer
connection; for an existing active line{ connection via a manhole core drill is preferred.
Other requirements may also apply at the time the District issues its connection permit.
Building permits should NOT be issued unless the District has issued connection permits.
~ittle Farms Lot 26 (Primary Plat Amendment)
~The District has not received any plans for this proposal. Building permits should NOT be
issued unless the District has issued connection permits.
Village of West Clay Commercial Building 2
District specifications should be. added to the plans. The plans are not clear as to the
location of the sewer connection. Building permits should NOT be issued unless the
District has issued connection permits.
103rd Street Office Building Addition
All work on relocating the existing sanitary lateral will need to be inspected. Additional
permit and inspection fees will be due the District. Building permits should NOT be issued
unless the District has issued connection permits.
Please remind all TAC applicants to provide plans directly to the District at our main
