Explanation of why variance is being requested:
The variancefor the right-afway reductian (from a 25' half to. a 15' half) is requestedfor
the replat af Lat 26 because the original plat of Little Farms Addition did not
contemplate a greater right-of-way width than that which was provided in the original
plat (15' haW. An additional grant af right-ofway will unnecessarily encroach on the
existing home and lot, especially since the right-ofway width on all the surraunding
properties is 15'.

The replat of Lot 26 will pravide sufficient easement area contiguous to the existing
right-of-way that will provide the same jimetion as an expanded right-of-way. Utilities
l-vill still have the ability to con.\;tructfacilities on the lot in their narmal fashion.
Since the platfor Little Farms Addition predates the current Subdivision Control
Ordinance right-ol-way requirements. Lot 26 is the only Lat in the Addition that would
be subjected to the wider 25' halfright-of-way. All cantiguaus lots will anly provide the
15' half right-af-way recorded in the original plat. A wider right-oj:way on a single lat
will be of marginal benefit to. the entities that enjay the use af public right-of- way. hut
would substantially reduce (by almast 15%) the amount af area afthe lat with the
existing home.

Explanation of why variance is being requested:
The variance for the deferral o.fsidewalk construction is requested because there is
currently a low likelihood of any sidewalk construction on contiguous lots.
Reasons supporting variance request:
1. Since the plat for Little Farms Addition predates the current Subdivision Control
Ordinance sidewalk requirements, Lot 26 is the only Lot in the Addition that would be
subjected to the sidewalk construction requirement. All contiguous lots do not have
sidewalks, nor are there sidewalk'! in the general area. A sidewalk on a single lot will be
of marginal benefit to pedestrian traffic in the neighbordhood.
2. The Owners will agree toprovide a written commitment that they will construct a
sidewalk along the frontage of Combs Street and l05'h Street at such time as sidewalA
are constructed on contiguous lots and generally throughout the area.
