A ., y- ,-.;J ~~l z--- Agent s : f 9' t' :n s \ c h g d e v . a p p u u [j u u u U D U D o U [j D [J [J D U u Project Narrative The 103rd Street Medical Building Expansion project consists of a 41,000 square foot expansil?n of the former Lilly Industries building and the expansion of the existing parking field from 96 spaces to 424 spaces. The building expansion will increase the gross floor area of the structure from 65,000 sJ. to 106,000 s.f. The owner is requesting this amendment to facilitate the change in use from an office building to a medical office building. The project site is encumbered by three zoning classifications including B-1 at the southern end, B-3 for the central portion of the site, and 8-6 a the north end. The plans have been prepared in accordance with the B-3 requirements. The exterior elevation of the building will be reddish-brown brick and will mirror the fa<;:ade of the existing building. The light fixtures to be installed will match the existing fixtures. They will be a 250-Watt, metal halide fixture on a 25' straight, steel pole with a dark bronze finish. The existing site is heavily landscaped including a 3D-foot buffer yard along the north and west boundaries. Additional landscape plantings will be provided in accordance with the Carmel/Clay Land Use Regulations.
