Docket No. 45-02 DP Amend, ADLS Amend; 103rd Street Medical Building Expansion The applicant seeks Development Plan and ADLS amendment approval to construct a building addition and site improvements. The site is located at 200 West 103rd Street. The site is zoned B-3ffiusiness. Filed by Rich Kelly of EMH&T for Kite Construction Company. The applicant is proposing to expand the existing office building at 200 West 103Td Street. The site is located on the round-a-bout at the intersection ofIllinois Street and West 103Td. The Reserve at Spring Mill Subdivision is to the west of and northwest of the site. Please see the informational packet provided by the applicant to view the layout of parking, building elevations, proposed landscaping, and lighting. The packet contains several photos of the site that provide a good depiction of the existing building elevations to visualize the character of the proposed addition. The existing building is 65,000 square feet in area and the addition is 41,000 square feet. The elevation on the building addition will follow the design of the existing structure. Additional parking is also being added to accommodate the addition and use of the building. At the time the site was originally approved by the BZA a reduced number of parking spaces was approved to accommodate Lilly Industries needs, The applicant is now seeking to implement the building addition and provide parking to meet the need of their proposed use. The applicant has made all the modifications requested by the Department. In addition, the public has raised several concerns. The applicant has addressed these and should display them to the Plan Commission the night of the meeting. They include but are not limited to revising the lighting plan to move the parking lot lighting further away from the adj acent residential property lines, adding a roof to the HV AC area to control sound, adding sidewalk along the street, and adding landscaping along the parking lot. If there are no concerns raised by the public or comments from Plan Commission members that remain unresolved at the end of the discussion on the item, the. Department would recommend that the Plan Commission suspeud its rules and move to approve the DP Amend and ADLS Amend at this meeting. The recommended approval of the DP Amend is subject to the following conditions: 1. That the applicant dedicates the additional right-of~way illustrated on the plans prior to the issuance of a Building Permit. 2. That the applicant amends the drawings to illustrate the roof proposed over the HVAC units. 3. That the final landscape plan be subject to approval by Scott Brewer, DOCS Urban Forester. Additional Note: As a DP Amend, written findings are required for action on that item. The ADLS Amend does not require written findings.
