The applicant seeks Development Plan and ADLS amendment approval to constmct a
building addition and site improvements. The site is located at 200 West 103rt! Street.
The site is zoned B-3fBusiness.

The applicantis proposing to expand the existing office building at 200 West 103rd Street. The
site is located on the round-a-bout at the intersection ofIllinois Street and West 1031'd. The
Reserve at Spri ng Mill Subdivision is to the west of and northwest of the site.
Please see the infonnational packet provided by the applicant prior to the May 21 Public Hearing.
Those concems raised at the Plan Commission meeting included the following:
1. Desire to see additional trees to buffer neighborhoods to west.
These have been provided and Scott Brewer has approved the plans.
2. Request to see additional infonnation of noise control via building design, etc.
This will be presented at the meeting.
3. Request to have lights limited at night.

The Department recommended approval ofthe DP Amend subject to the following conditions:

That the applicant dedicates the additional right-of-way illustrated on the plans prior
to the issuance of a Building Pennit.
The Department recommends that the Special Studies Committee forward this item bad, to
the full Plan Commission with a favorable recommendation after all comments and
concerns have been addressed.
