The app!icantseeks approval tor a remodel of the gas station with 4 new signs.
The site is located at 545 S. Rangeline Rd. and is located in the Carmel Dr.lRangeline Rd.
overlay zone. It is zoned B-1. Filed by Michael Bames of Ryne Wood Builders, lnc.
The applicant seeks commiLtee approval for four new signs (3 wall signs and I ground sign) and a
remodel of the canopy and building ofthis gas station. Also, some additional landscaping will be
provided. The site only has one road frontage and is only permitLed one sign. The Carmel Drive _
Rangeline Rd Overlay prohibits ground signs. However, variance approval was granted from Lhe BZA for
the current ground sign located within the Rangeline Rd. right of way. Additional variances will be
required for the total number of signs, and number of signs facing one right of way.
The Department recommends that the petitioner remove the wall signs from the canopy in order to not
need variances. If comparing to the other gas stations along Rangeline Rd., there are no signs on the
canopies of Shell, Marathon or Valero. These gas stations do however have signs on all gas pumps. The
Department feels this would be sufficient signage, rather than having signs on the canopy. It is the
Department's understanding that the second ground sign, currently saying "CF" will be removed from the
site. The petitioner must verify this.
The ground sign as proposed is 6' tall and 31 sq. n. in area. This size and sign placement was previously
approved by variance approval SV 45-95. It wiLl be red and white, to match the new color theme and be
internally illuminated. it will have spaces for two manually changeable gas prices. Electric signage is not
allowed per the sign ordinance.
There is an additional wall sign that will be allowed over the entrance to the convenient store. This sign
will a cabinet style construction and will be internally illuminated. The light will shine through the "cut-
out" letters and will be 18 sq. ft. in area. The sign size is 2' x 9' I". It will be white and red, with yellow
accents to match the new color scheme.
The City Forester, Scott Brewer, would like to see the addition of more trees to the site. This would
replace trees lost over the years.

Note: This item only requires final approval by this committee. (BZA approval wiII be
required to have two additional signs on the canopies.)
The Department of Community Services recommends the Special Studies Committee
approve the request after all comments and concerns bave been addressed.
