The appl ieant seeks approval for one ground sign. The site is located at 10411 N. College Ave.
and is zoned B-5/Business within the Home Place Business District.

The applicant seeks committee approval for a suspended ground sign that is 5-ft tall that is 6 square feet
in area. The sign must be located at least 5-11 from the road right of way; the petitioner is showing the sign
I O-ft from the street pavement. One ground sign already exists on the site. Since this site has two
frontages, one ground sign per frontage is allowed. A variance will be required to have these two signs
face one street frontage.
This is a multi tenant building; therefore each tenant is allowed one wall sign or a ground sign that
represents all tenants. There is concern that the other tenants wi II soon wish for signage as well. The
Landlord has sent a letter addressing this issue and will only allow these two tenants, Centennial Homes
and McClammer Accounting (proposed), to have ground signage. Should additional tenants require
signage, a monument sign will be constructed. A 6 ft. high, 60 sq. n. ground sign would be allowed for
this site.
The Department questions the readability of the sign with the listing of services available. Perhaps the
focus of the sign should be the name and phone number. This would be ideal for a wall sign and would
not require a variance.
The Department would prefer that the applicant not have to get a variance. Here are some other options to
avoid that route: moving the sign to the other side of the driveway, moving it to face the other road
frontage, or creating a different structure that would allow both tenant signs to hang from either side of
the pos l.
Staff asks that the Committee be open to discussion to help this applicant achieve their signage needs.

Note: This item only requires final approval by this committee. (BZA approval will be
required to have two ground signs oriented toward College Ave.)
The Department of Community Services recommends the Special Studies Committee
approve the request after all comments and concerns have been addressed.
