The Real Estate is located east of and adjacent to Guilford Road and the common address is 531 South Guilford Road. Included behind Tab 2 of this brochure is an aerial photograph that depicts the subject site in the context I of the overall area and a second aerial photograph that shows the real estate in the context of the immediately adjacent parcels with the site plan superimposed onto the aerial photograph. These aerial photographs show that the parcel is essentially surrounded by residential uses - an apartment complex to the west, single-family detached residential to the n0l1h and east and a condominium community to the south. u D u As we explained at the November 20tl1 Plan Commission meeting, the real estate is zoned B-7 Business- a zoning classification that permits uses that could potentialiy not be as compatible with the residential uses that surround the site. However, B-7 does permit multi-family residential To this end, Uptown desires to develop an "empty nester, patio home" conununity on the site for an older demographic that desires to "scale dow.n" their home size and enjoy more maintenance free living. The community will contain duplexes and triples that will feature main level living with the master bedroom on the main floor, as well as a sunroqm or patio on the main level. The anticipated price range for these attached homes will be, between $250,000 to $275,000. u LJ o The underlying B- 7 development standards arc essentially gearep toward business and office type of development. Thus, in order to develop the site for the less intense B-7 use for multi-family, on September 24th Uptown obtained from the Board of Zoning Appeals ("BZA") certain developmental and landscaping variances. u During the BZA process and after the BZA approvals were gn,mted, Uptown worked closely with the Department of Community Services planning staff ("DOGS Staff)" to review the project and refine it per various recommendations. At the November 29tl1 Subdivision Committee meeting, Uptown continued to revise the plans per the Committee's sugger>tions and input. After Uptown satisfactorily addressed all of the Committee's concerns and questions, the Subdivision Committee voted unanimously to send back this proposal to the full Plan Commission with a positive recommendation. LJ u u u . The plans included within this brochure reflect Uptown~'s consideration and implementation of many DOCS Staff suggestions and suggestions from the Subdivision Committee. For example, the site has becn redesigned to preserve more mature trees and increase the size of the perimeter buffer yard areas from their original layout. Thel individual units within the buildings have been staggered to "break-up" the view and provide f0r variation. The front elevation of all homes on Guilford Road, except for the home on lot 10, "o/ill be designed so that the front of the home will directly face Guilford Road. The detention area was redesigned to allow for better use of the site and to promote better pathways within and around the site. All driveways will be at least 21 feet in length, the covenants and restrictions that wi Ii govern the neighborhood will regulate the location of satellite dishes and will prohibit extended parking on the intemal drive areas and parking area and specific types of garage doors will be required for the units. Through the efforts of the DOCS Staff, the Subdivision Committee and Uptown, the project has been refined and improved from its original concept and layout. u u u We look forward to presenting this matter to the Plan Commissi0n at its December 18th meeting and this proposal comes to the Plan Commission with a unanimous positive recommendation from the Subdivision Committee. u u _ ;.;.......,~.. -,' '>-"'~-...::..
