Gencral Info: The petitioner is requesting to construct an accessory structure in front of the primary structure, as part of a reconstruction of the entire site. The accessory building would be two stoties and would include a guest house on the second floor and garage space on the first floor. Analysis: The site is irregularly shaped and heavily wooded. fn addition, a floodplain is located in the northwest comer and along the west propel1y line. The proposed location of the accessory structure would preserve some existing, large trees, and would not encroach into the floodplain. The existing trees would also serve to screen the structure from adjacent properties and 106lh Street. The garage doors would face to the north, away from 1061h Street. Findings of Fact: Accessory structure locatcd in front of p.-imary structure I. The approval of this variance will not be in.iurious to the public health, safety, morals, and general welfare of the community because: the structure would be screened by existing trees and the garage doors would not face 1061h Street. 2. The use and value of the area adJacent to the property included in the variance will be not affected in a substantially adverse manner because: the structure would be screened by existing trees and the garage doors would not face 1061h Street. 3. The strict application of the terms of the Zoning Ordinance to the property will result in a hardship in the use of the property because: the tloodplain and existing vegetation place some development constraints on the site. Recommendation: The Dept. of Community Services recommends positive consideration of Docket No. 071 UUO 13 V aHer all concerns have been addressed.
