Chad,
Thank you for making the requested revisions. The Department has no further technical comments. Please submit the
requisite ntunber of plan sets outlined in the initial plan review comment letter for approval.
There are a number of uncompleted procedural issues that are not complete but are typically required prior to plan approval.
However, the Department is willing to approve the plans in advance of completion of the procedural items subject to the
following conditions:
I. The certified cost estimates and the required bonding per Comment No.8 of my email dated October 24, 2007 shall be
provided to this office by November 9, 2007 or a Stop Work order shall be issued for the site work. If more time is
needed to obtain the bonds, please indicate and a new deadline shall be established if it is reasonable.
2. The Department will recommend approval of the proposed curb cut modifications to the Board of Public Works and
Safety at the first meeting in November. Please be advised that any work related to the entrance completed prior to
November 7`s is at slight risk as the Board may have input or comments or conditions related to the approval that may
affect the work completed up to that point.
3. The Department has already placed a hold on the final Certificate of Occupancy with the Department of Building and
Code Services until the Thoroughfare Plan right-of-way has been dedicated, a Consent-to-Encroach for the parking
and possibly the pylon signs within the proposed 75-foot half right-of-way is executed, approval for the location of
the pylon signs within the 75-foot half right-of-way is obtained and a monetary commitment equal to the value to
otherwise construct the 10-ft path along the 96th street frontage is provided to the City.
4. The Department does not recommend the installation of any portion of the proposed pylon signs within the 75-foot
half right-of-way until approval of such locations is obtained from the DOCS.
While not a condition of plan approval, a right-of-way permit shall be obtained prior to any site work commencing. The
Performance Bonding for the r/w work when provided shall suffice for the right-of-way permit bonding.
