Docket No. 07080030 Z: SW Old Town C-2 Rezoning, additional parcels The applicant seeks approval to rezone 2 parcels from B-IlBusiness to C-2/0Id Town. The sites are located at 230 South Range Li ne Road and along First A venue SW. Filed by the Carmel Department of Community Services. The City of Carmel is petitioning to two additional parcels in Old Town, along Range Line Road and First Ave SW, to the C-2/0Id Town District, as established in Chapter 20F of the Carmel Zoning Ordinance. Currently, the subject properties are zoned B-1IBusincss. In requesting this rezoning, the City is considering the followlllg: Land Use. Allows residential and business to co-exist in a mixed use environment. The current zoning would not allow residential uses in many of these areas. Approval Process. So that review efforts arc not duplicated between the Plan Commission and Carmel Redevelopment Commission, the C-2/0Id Town District establishes the Carmel Redevelopment Commission as the lead the review and approval body. The CRC approval is then subject to Plan Commission approval at a hearing facilitated by the PC Hearing Officer. Request. Only the City of Carmel can petition for a C-2/0Id Town Rezoning, not a propelty owncr. A majority of the area is either owned by the City of Carmel, Carmcl Rcdevelopment Commission or business landowners whom have requcsted this designation Please see the original informational packet for additional detai led information. Aerial Map If comfortable, the Commission can vote to suspend the rules and vote on this item tonight and forward this item to the City Council with a positive recommendation. Or, the Plan Commission can forward this item to the October 2 Subdivision Committee meeting.
