Docket No. 07020014 Z: 'Vestmont PUD The applicant seeks to create to rezone property from S1I Residence to PUD/Planned Unit Development for the purpose of creating a single family detached residential subdivision. The site is located at 2000 W. 136th Street and is zoned S 1. Filed by Charlie Frankenberger of Nelson and Frankenberger for Platinum Properties LLC and Pittman Partners Inc. The applicant seeks to rezone 115 acres from S 1 to POO for the purpose of creating a single family detach~d residential community. The applicant has eliminated a pOliion of the proposed project; the proposed Section 4 (Crook Property) is no longer part of this rezone. The new density proposecl will be 1.23 units per acre. See the information packet for full details and reVISions. As proposed in the PUD, this process will also act as the Primary Plat. If approved as proposed, there will not be further public hearings for this project. Portions of this will return for administrative Secondary Plat approval only. This project includes 45.2 acres of open space (39%). The standard open space requirement for S 1 is 15%, and S2 is 20%. This project was heard at the March 20 Plan Commission meeting and March 29 Committee meeting. Many positive revisions have been made; See Tab 1 of the April 20 info packet. Department concerns and suggestions are as follow: 1. Any change to a tree conservation plan will require formal review. 2. At the last committee meeting, it was suggested to have full foundation plantings around each house, or at least on 3 sides. What is the status of this? 3. At the last committee meeting, it was suggested to have a 20-foot building separation (lO-ft side yard), at least. What is the status of this? 4. There seems to be no mention as to how the side and rear elevations of the homes will appear, such as having brick wrap around the 1 st floor of the homes, etc. Please provide photos, commitments, or an amendment to Exhibit 7 - Site Requirement Matrix. 5. Petitioner must provide updates on Landscape Plap and Engineering Dept. approvals. 6. The 20- Year Thoroughfare Plan proposes a north-south Collector Street running through your site. The Engineering Dept. needs to see a more direct north-south connection. 7. The Urban Forester, Scott Brewer, would like an updated copy ofthe full set of plans. This item should be discussed and any new materials should be presented at this meeting. The Department recommends this item be continued to the June 5 Committee meeting after committee discussion.
