Docket No. 42-'02 PP; Sedgwick Subdivision (primary Plat) The applicant seeks approval to plat a 27-10t residential subdivision on 33.161 acres. The site is located on the north side of West 131 st Street, ~ mile west of Towne Road. The site is zoned S-I/Residence - Very Low Density. The petitioner also seeks approval of the following Subdivision Waiver: 159-01a SW seo 6.3.15 Minimum Curve Radius along centerline of 150' Filed by David Warshauer for GWZ Development-I, LLC. The applicant is proposing a 27-10t subdivision on approximately 33 acres. The site is located off of West 131 st Street between the recently approved Lakes at Hayden Run and Shelboume Park Subdivisions (please see the connectivity exhibit provided by the applicant at the back of their information packet). Please see the informational packet provided by the applicant to view the layout of the lots and the areas provided as open space. The applicant has laid out the subdivision to address all of the issues discussed by the Plan Commission over the last few months regarding the other subdivisions in the area. As noted earlier the applicant has provided a connectivity plan that shows the other subdivisions in the area. They have included a main roadway serving the subdivision to stub to the west and east prov. iding for the connection of the roadway that will ili Th connect 126 Street to the south, to 146 Street to the north between Towne and Shelbourne Roads in the future. The Thoroughfare Plan supports the connection. As we have previously discussed, this is one of those other subdivisions planned for the area that is providing for the construction ofthe connections. To that end and in an effort to ensure that new developments are complying with all applicable standards, as with other subdivisions in the area, the applicant has memorialized road improvements by commitment. A draft has been submitted to the Department and a signed agreement should be available by the meeting date. The subdivision has some frontage on 131 st Street and the commitment will be in a similar format to other recently approved subdivisions. The primary plat conforms to the requirements of the Subdivision Control Ordinance with one exception. A Subdivision Waivers is being requested to reduce the minimum curve radius of 150 feet. The Department is in support of this request and no objection has been made by the County Highway Department regarding the request. The Department recommends that this item be forwarded to the Subdivision Committee on June 4th for further discussion. However, if there are no concerns raised by the public or comments from Plan Commission members that may be resolved in committee, the Department would recommend that the Plan Commission suspend its rules and move to approve both the Subdivision Waiver and Primary Plat at this meeting subject to final landscape plan approval by Scott Brewer, DOCS Urban Forester. . Additional Note: As a Subdivision Waiver and Primary Plat, written findings are required for action on both items.
